CORRECTED NOTICE
Dear Resident or Property Owner
March 1, 2006
On Monday, March 13, 2006 from 7:00 to 9:00 p.m., at the Front Range Baptist Church, 625
East Harmony Road, Fort Collins, Colorado, the Current Planning Department of the City of Fort
Collins will conduct a neighborhood information meeting to discuss a development proposal in your
neighborhood. The project is referred to as the 4900 South College Change of Use Project
Development Plan. Please note the revised date for this meeting, for the earlier notification letter
included the wrong date.
As proposed, the project is a request to change the use of the insurance claims office at 4900
South College Avenue to allow for an Avis Car Rental and two other currently unspecified office
and retail uses. The property is zoned C — Commercial District. Car rental establishments are
permitted uses in the Commercial District subject to review and approval by the Planning and
Zoning Board. General office and retail uses are permitted in this district, subject to Administrative
review and approval. At this time, the applicant requests that the Planning and Zoning Board
review and approve both the car rental and office/retail establishments together.
The proposal includes updating the west -facing fagade and enhancing the landscaping to the City
of Fort Collins standards. All applicable standards within the Fort Collins Land Use Code (LUC)
apply to this proposal.
The list of affected property owners for this public information meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have
the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
