Dear Resident or Property Owner:
On Monday, December 12, 2005 from 7:00 to 9:00 p.m., in the Fellowship Hall of the
Plymouth Congregational Church, 916 West Prospect Road, Fort Collins, Colorado, the
Current Planning Department of the City of Fort Collins will conduct a neighborhood information
meeting to discuss six development proposals in your neighborhood. The proposed projects are
collectively referred to as the Swanstrom Boarding Houses.
As proposed, the projects are requests to convert the existing single-family residences to boarding
houses. The property addresses are: 300 Blevins Ct., 600 Blevins Ct., 605 Lake St., 604 W.
Prospect Rd., 620 W. Prospect Rd., and 638 W. Prospect Rd. All six of the properties are zoned
HMN — High Density Mixed -Use Neighborhood District. Boarding houses are permitted residential
uses in this zoning district, subject to administrative review and public hearings.
The chart below outlines the proposed number of boarders for each boarding house:

No structural changes are proposed for these changes of use. However, these projects are
subject to the standards and requirements within the City of Fort Collins Land Use Code, which
may include site improvements such as parking.
The list of affected property owners for this public information meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have
the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
