Jim S. Note added calling for one space in lockable storage shed. Department: Zoning Issue Contact: Peter Barnes TopicToning Number: 5 Created: 12/1/2005 [12/1/05] A boarding house can be processed as a Basic Development Review provided the finished habitable floor space is at least 1750 square feet and at least 4 parking spaces are provided. I f these requirements are met, the applicant would have the option of withdrawing this application from the Type 1 process and resubmitting as a Basic Development Review. Jim S. I've already paid for this process and the parking stall is seven hundred dollars additional cost. Would I get my application fee refunded? Number:6 Created:12/1/2005 [12/1/05] Note #V states that this is a single story home. However, it looks to be a 2 story home. Jim S. It is a two story w/ a partial basement. Corrected Page 3 Number: 11 Created; 12/6/2005 [12/6/051 Please show dimensions of new parking area. Are you proposing additional access/parking in the rock/mulch area? I f so, parking areas and vehicle use areas must be paved with asphalt or concrete (Section 3.2.2(D)(3)(c) of the Land Use Code), but no more than 40% of the front yard can be paved. I f not, please indicate so on site plan. Jim S. I am not proposing parking on the gravel mulch area. The mulch areas are to reduce the need for water and lawn care. In reference to the 40% requirement I'm not totally sure how to respond since I am proposing 121f of frontage which is very much below the 40% Number: 12 Created: 12/6/2005 [12/6/05] Clarify Planning Objectives. Did you mean a 5 bedroom, 2 bath boarding house? Jim S. yes. Number: 13 Created; 12/6/2005 [12/6/05] See note from Peter Barnes (Zoning). This application may be processed as a basic development review if parking and total sq. ft. requirements are met. Jim S. Parking space is more expensive -$700 why should I change now? Maybe I missing something please explain further. Department; Engineering Issue Contact: ban DeLaughter Topic: General Number: 3 Created: 11/29/2005 [11/29/05] Structures cannot be. located in easements. The existing shed will have to be moved unless utilities agree this is ok. Jim S. There are no utilities in the easement at that location therefore they have no problem. Electric power water and sewer come from Prospect. Page 2 James R.
