While we have all (including the raptors) enjoyed having the open space for so many years, we can certainly hope for a minimum of conflict and aggrevation if we communicate early in the process. I feel terrible that I missed the annexation meeting because if we had contested this voluntary annexation perhaps we would be dealing with more reasonable densities. All existing abuttors to the proposed development live in the county on lots greater than 2 acres. I was very hopeful that the UE zoning might be a good transition between us in the county and city densities. I am still hopeful. But what struck me upon seeing the first plan on the drawing board was the way that the lots seemed to cover the site edge to edge and still be so dense in the middle as to form a wall of town houses with just a few feet in between them. The manmade features on the property such as 4 oil wells and the access roads for them appear to be counted on the openspace side of the formula rather than the development side. So my impression was not one of any significant open space except in the low spot on the south. I know it could be worse. It is my hope that the developer can make it better in the next drawing. The most objectionable part of the proposal is the cul de sac at the southwest corner of the property because it is the high spot of the property and the lights and rooftops and noise will be most obvious to the neighbors in Serramonte and Juanita Road. Would you please relay to Jim Birdsall that the south and west borders need substantial buffer zones of natural habitat (not just the access road.) Perhaps this cul de sac could be eliminated altogether and the highest part of the land could become a place for active seniors to walk and enjoy the views and the hawks.
