HomeMy WebLinkAboutNORTHSIDE AZTLAN COMMUNITY CENTER - PDP - 54-05 - CORRESPONDENCE - (6)After my noon meeting, I came back with both 24x36 site plan and color perspective boards for people's further information about our project, as was requested. In particular, I spoke with Steve Seefeld, project manager, and Brad Smith, EDAW. They are supportive of our project. Brad suggested, and I agree, that we, from a design standpoint, combine the Aztlan walk in from Lincoln along the east edge of the Aztlan project with the Willow Lofts walk in from Lincoln along the west edge of the Willow Lofts project, in the same way as we have proposed along the north edge of our project. This way we would have a single public walkway, providing both public access to the Aztlan Center from Willow as well as access to the low wrought iron entry gates at each townhouse. Since we have proceeded with our project through conceptual review and the first submittal, and for various reasons it is important for it to continue through the approval process in an expeditious manner, I would respectfully request that we now have a follow-up meeting including all parties with a specific interest or potential interest in the matter of the vacation of the alley as described above. I would think this meeting would include but not be limited to: Steve Seefeld, Project Manager; Anne Aspen, Planner; Cameron Gloss, Director of Current Planning; Sheri Wamhoff, Engineering Development Director; Roger Buffington, Water, Wastewater; and Helen Matson, City Real Estate. I had a morning meeting which ran over and I didn't arrive there until about 10:40. 1 understand you were at the meeting before I arrived but had to leave for an appointment. I did present my ideas about our project and coordinating with the City as follows: • A brief description of our project and how we wanted to be complementary to the City's planning and architecture for the Aztlan Center. • The fact that our project is ready to move ahead immediately. • That we have been coordinating with StormWater to achieve an interim storm water . solution for our project which would involve a combination of on -premises water quality filtration, sheet flowing water into the existing grassy swale and then into the river. In addition, we would contribute to the construction of the Aztlan detention pond so it has a small additional excess capacity to handle additional water quality and detention for our project as well as coordinate with City plans with regard to carrying our water to such pond. • Our interest, which has received support from Planning, of constructing a public walkway with landscaping along the vacated alley along the north edge of our project and at the south edge of the United Way parking lot. The construction of the walk, landscaping, irrigation, and maintenance would be an obligation of our project, although the walk would be public and would serve not only for access to our townhouse units but also . public access, from a long-term planning standpoint, from the Aztlan Center all the way to Linden, as redevelopment continues to occur. Later in the morning meeting, Roger Buffington talked about water and sewer, as did the project engineers, Northstar Engineering. It is planned that all water and sewer for the new Aztlan Center will come directly off Willow. It would appear to be conclusive, based on the views of City water and sewer, other City utilities, project managers, project planners (EDAW), and project engineers (Northstar), that no aspect of the project will be using the alley.
