I think we should perhaps talk about widening it beyond that if indeed there is no curb there (as indicated on sheet 5 of the Utility Plans). Seems to me that it will be easy for vehicles to park on this walking surface if we do not take some sort of action (curb, wheel stops, or something else?) to keep that from happening. Thanks. What kind of trees are they? Hopefully not Aspen. It might be really nice with Serviceberry (tree form). And how will the informal plantings of shrubs and trees in the grass work - what's the concept there? How will it be maintained? Is it appropriate for this context? We definitely want to see something wonderful in this area but we aren't sure if we are seeing this correctly. How about the landscaping on the hill in front? Will that stay as is with turf? Does it relate to the landscape plan for the orchard? Is it intended that this area would be addressed in the Downtown River District Improvement Project? It appears that parking along the north side of the building will result in the pedestrian space for the sidewalk being compromised without the curb to provide a physical barrier for the vehicles. (Follow-up: In checking with Transportation Planning, the use of curb stops mentioned at staff review should be indicated on the plans and the sidewalk will still need to be widened to 6'.) Burlington Northern Railroad appears likely as grading may be occurring within their easement. The street sidewalk serves through -walkers. I'm attaching a sketch on trace that Clark and I did. If needed, we can meet with you again about it. At the time of Final Plan submittal, you will need to call out all specific plant materials to be used and identify them on the landscape plan. For pre -hearing review, we need enough information, possibly in the form of notes on the plans, to make sure that standards will be met. - Page 1
