The views from the north, south and west will be improved by replacing the existing building with the proposed. We believe the proposed project complies with the standards set forth in section 3.5.1 (G). The only portions of the building that are above forty feet are the center clerestory and the stair tower; the remainder of the building is approximately thirty-five feet with portions near the entry and walkways a single story to create a pedestrian scale. Please see Sheet SS for Shadow Analysis. 2. Visual Analysis a. Existing views to the west will not be blocked, existing neighboring properties, consist of the vacant condemned buildings and the Bas Bleu Theatre, which has no windows on the west side of the building and the United Way building and parking lot the United Way views are primarily to south. The view from the south, Willow Street will be improved with the replacement of the existing facility. The view east is currently of the above -mentioned condemned buildings and the back of the Bas Bleu Theatre, we believe the project will provide enhanced views by blocking the existing views. The view from the north, Heritage Park will be improved with the replacement of the existing facility. b.
