Based on my calculations, the Eastbrook site is less than the master plan imperviousness, the overall master plan basin is and will remain less than the City had calculated, and the peak flow off of this project will occur prior to the peak flow in the channel from the large upstream area. Glen and Basil agreed that for these reasons, as well as the fact the this site is on the lower end of the overall basin, we can get a variance from stormwater quantity detention for this project. I will include all of the calculations and rationale in the revised drainage report. I will be modifying the pond to keep the area on the west a little flatter for access to the railroad ditch on the west side of the site (the pond will be narrower and longer). Glen would like to try to get a meeting with Cathy, Joanna, and myself early next week on the site to discuss the landscaping on the property line and the requirements the City had for access to the drainage channel to our west. I am out on Monday, but available both Tuesday and Wednesday. One thing to note is that we are at the limit of the amount of hard surface that we can have and meet stormwater's expectation. We cannot add any impervious area without removing some elsewhere. I think that any site changes will reduce the area of hard surface, but we need to keep this in mind.
