Please add a note stating that no grading shall be done off -site except as indicated on these plans. Can the dry stack wall on the south property line be built without getting on Lot 1 ? It shall be a minimum width of 20 feet and maintained unobstructed, and visible by painting and signage. The landscape plans are showing offsite grading along the. north side of the property line that the utility plans do not. It appears from the plans that this is not going to be a problem. In addition, a $400 fee for vacating the easement is required. Please forward a check made out to "City of Fort Collins" prior to going to hearing if possible or we can put the payment off until Final Compliance if you need to. Page 3 Number: 63 Created: 5/ 15/2006 [5/ 15/06] Tim Buchanan, City Forester, indicated that the current Landscape Plan shows the use of Swamp White Oak (Quercus bicolor), but not as a street tree. This species is very sensitive to high pH soils that frequently occur in Fort Collins. It is very unlikely that this species will survive or thrive in this project. An alternative species such as Bur Oak should be considered. Number: 64 Created: 5/ 15/2006 [5/ 15/06] Regarding the proposed trees on the Landscape Plan, Section 3.2.1(D) (3) - Minimum Species Diversity of the Land Use Code, sets for the maximum percentage of any one species of tree that can occur in a development plan. In this case, there are 62 trees proposed and there can be no more than 15% of any one species, equaling 9 trees. Therefore, the proposed amount of Colorado Blue Spruce (10) and Black Hills Spruce (11) exceed the allowable by a couple of trees each. Please revise the Final Compliance Landscape Plan to address this issue. Topic: Site Plan Number: 13 Created: 3 / 1 / 2006 [5/ 15/06] Just to reiterate. Assuming the dashed lines around the buildings are the intended "Building Envelopes". They must be labeled as such on the Site Plan. The label "Proposed Easement" (in Building A) would not be correct. [3/ l/06] On the Site Plan, are the buildings as shown the building footprints or the building envelopes? Building envelopes should be shown, with scaled dimensions for the sides and distances from property lines. Topic: Utility Plans Number: 45 Created: 3 / 9 / 2006 [5/ 15/06] Just to reiterate. Also, no trees can be planted within 4' of gas mains or gas services to each building. [3/9/06] Len Hilderbrand of Xcel Energy indicated that the proposed 10' wide utility easement must extend across the entire length of the east frontage of the office park. If the entire site outside of the building envelopes is going to be a utility easement then they have no problem as long as this is stated on the plat. [3/9/06] Dennis Greenwalt of Comcast Cable TV indicated that they did not receive a plat map for this project. The current Site Plan (dated 4/ 12/06) does not show the fire lane, which must be dedicated through separate document. Topic: Landscape Plan Number: 17 Created: 3/ 1 /2006 [5/ 15/06] Just to reiterate. Also, please consider adding'some evergreen trees (native species) along the west - northwest side of the site for additional screening between residential neighbors to the northwest and this development. [3/ l/06] Will the proposed native shrub plantings along the parking lots on the north and south sides of the development provide sufficient year -around screening from adjacent properties to satisfy the requirements set forth in Section 3.2. 1 (E) (4) (b) of the Land Use Code? *In the case of the north parking lot, screening from all residential uses shall consist of a fence or wall 6' in height in combination with plant material of sufficient opacity to block at least 75% of light from vehicle headlights. *In the case of the south parking lot, screening from all non-residential uses shall consist of a wall, fence, planter, earthen berm, plant material or a combination of such elements, each of which shall have a minimum height of 30". Such screening shall extend a minimum of 70% of the length of any boundary of the parking lot that abuts any non-residential use. Page 1
