Sincerely, JIM SELL DESIGN, INC. 0RE, 29739 _: • t n '.Smith, PE (9 -A7<a(o P.E.#29739 Senior Project Engineer J• September 30, 2004 - Appendices D June 27, 2006 Ms. Shelby Sommer Associate City Planner City of Fort Collins Current Planning 281 North College Avenue Fort Collins, CO, 80522-0580 RE: Front Porch Property Services Property at 1234 West Prospect Road Site Improvement Proposal Addendum to Drainage Evaluation Letter Dear Ms. Shelby: LANDSCAPE ARCHITECTURE PLANNING ENGINEERING GRAPHIC DESIGN As requested by the City Engineering Department, I am providing a more detailed breakdown, along with an exhibit, on the addition of impervious surfacing (i.e. pavement, concrete) for the above referenced project as well as additional information with regards to the proposed percentage imperviousness for the entire property. ■ The proposed, impervious surfacing over existing gravel totals 2,158• square feet. This results in a net addition (at 50%) of 1.079 square feet. ` ■ The proposed impervious surfacing over existing grass totals 1,153. square feet. This results in a net addition (at 100%) of 1,153 square feet. • The proposed removal of gravel, to be replaced by grass, totals 529 square feet. This results in a net reduction (at 50%) of 264 square feet: Therefore, the total additional` impervious area added to the site is 1,968 square feet (1,079+1,153-264). In summary, the Front Porch Property Services proposed improvements will add more than 1,000 square feet (net) of impervious area to the property. The resulting composite percentage imperviousness for the entire parcel is' 15 percent. The Master Plan Study Basin for which this site is located, Basin 42, is 70 percent impervious (this information provided by Mr. Wes Lamarque of the City of Fort Collins. Stormwater-Water-Wasterwater Department). Therefore, it can be concluded, that the additional impervious, areas will not result in a composite imperviousness greater than the Master Plan. In addition, it is my belief that the increase in runoff rate and volume will not negatively impact adjacent property owners due to the proposed runoff patterns, which are directly to the Prospect Road right-of-way.
