Greetings Shelby -
My name is Eric Odell, and we spoke on the phone last week regarding
the
Development Request for an Accessory Building at 520 South Loomis. My
wife and I own and live in our house at 617 West Myrtle Street.
We are not going to be able to attend the hearing on 7/26/06, so are
submitting these comments to you. We understand that you will pass them
to the hearing officer for this issue.
We have become discouraged by the number of additions, alley houses,
and other modifications that have been made to the historical houses
within the old town neighborhood, and were relieved to receive
assurances from you that the proposed development, if approved, will
have to meet the strict architectural guidelines set at the city. We
feel that development in the Old Town part of Fort Collins must be done
in such a way to add to, and not detract from, the charm of the area.
We were also relieved to be assured that this addition will not be a
dwelling unit. With the 3-unrelated law coming into effect this winter,
it is important to make landlords aware of the potential impacts of
having more than 3 tenants in a building. During our phone conversation
you mentioned to me that while this house is currently rented, the
owners are going to move into it once this addition is.completed. While
I understand that this is not guaranteed, I am encouraged to see the
transition of this neighborhood to more owner -occupied homes in the
area that we enjoy so much.
So long as the addition meets the architectural guidelines, is not a
dwelling unit, and is built to compliment and not overshadow the
existing structure, we do not have other major concerns associated with
this project.
Please keep us informed of the progress of this application.
