language that has been provided by the City Attorney. The Fort Collins document
also contains an attorney certification (completed by the applicant's attorney) and

[6/13/06] ACCESS: The length of the lot (from street curb to the east end of the lot)
shown in the newer plans differs from the original drawing presented at Conceptual
Review April 20. The original drawing showed 190 feet length; the drawing for Staff
Review shows 210 feet. Based on the newer drawing, the accessory building is out
of access (best estimation is approximately 162 feet from the street, as the hose
lies) and therefore will require automatic fire sprinklers.

improvements to the alley for your project at this time however, the City will require
you to enter into a development agreement which essentially requires you to pay for
your portion of the alley improvements (alley frontage) in the future if the alley is
improved by the City or by another developer. Please complete and return the
attached City of Fort Collins Information for Development Agreements form with your
next submittal. A draft development agreement has been attached for your review.

removed? With the new fence along the perimeter of the property, what purpose
does this fence serve? Separating the two structures this way makes it appear to be
a separate dwelling unit rather than an accessory building for the main house.

not to be counted as "floor area," it must be less than 71/2 feet. Accessory
buildings with habitable space in the NCM zoning district shall contain a maximum of
600 square feet of floor area.
