[5/25/06] Please use the City of Fort Collins standard format and language for easement dedications provided. The Fort Collins document contains certain legal language that has been provided by the City Attorney. The Fort Collins document also contains an attorney certification (completed by the applicants attorney) and will require acceptance by the City Clerk prior to recordation. Department: PFA Issue Contact: Carie Dann Topic: Fire Number: 22 Created: 6/13/2006 [7/19/061 In addition to addressing the access issue in your Staff Project Review comments, you must note on the site plan and any other documents that the proposed building will be moved 8 feet west to meet PFA access requirements. In addition to the written note, you must also diagram the changes on the drawings. [6/13/06] ACCESS: The length of the lot (from street curb to the east end of the lot) shown in the newer plans differs from the original drawing presented at Conceptual Review April 20. The original drawing showed 190 feet length; the drawing for Staff Review shows 210 feet. Based on the newer drawing, the accessory building is out of access (best estimation is approximately 162 feet from the street, as the hose lies) and therefore will require automatic fire sprinklers. Topic: Public Hearing Number: 38 Created: 7/14/2006 [7/14/06] An Administrative (Type 1) Public Hearing has been scheduled for July 26, 2006 at 5:30 pm. If your project is approved by the Administrative Hearing Officer, you will be required to submit Final Plans so that the plans can be perfected and any remaining revisions can be corrected before they are recorded. The Final Plan fee is $1000 for the Transportation Development Review Fee. I will customize a list of Final Plan submittal requirements after the public hearing decision. Signatures and stamps are not needed until I tell you that the project is ready to be submitted on mylars for recording. [5/25/06] Under Section 3.6.2 J(2) you are exempt from having to make any improvements to the alley for your project at this time however, the City will require you to enter into a development agreement which essentially requires you to pay for your portion of the alley improvements (alley frontage) in the future if the alley is improved by the City or by another developer. Please complete and return the attached City of Fort Collins Information for Development Agreements form with your next submittal. A draft development agreement has been attached for your review. This cover sheet is not required and may be removed leaving only the Site Plan, Building Elevations and the Grading & Erosion Control Plan. The City standard General Notes currently on the cover sheet could be transferred to the Grading Plan sheet. If there is a problem with fitting the General Notes & Grading Notes all on the same sheet, you may replace the General Notes with the following note: GENERAL NOTES 1 THOUGH 18,20 THROUGH 39, AND 42 THROUGH 46 AS LISTED IN APPENDIX E-1 OF THE LARIMER COUNTY URBAN AREA STREET STANDARDS (LCUASS) SHALL APPLY AND BE FOLLOWED FOR THIS PROJECT. Please revise the building envelopes on the elevations page with the final plan submittal. [7/14/06] The building is more than the allowed one and one-half stories. Section 4.7(E)(5) of the Land Use Code states that maximum building height for accessory buildings with habitable space is 1 1/2 stories. One half story is defined as "a space under a sloping roof which has the line of intersection of the roof and wall face not more than 3 feet above the floor level, and in which space the possible floor area with head room of 5 feet or less occupies at least 40 percent of the total floor area of the story directly underneath. I will write the staff report with a condition of approval that this project cannot be approved unless this standard is met. Same for the legal description - you only need one for the entire set (see redlines). The improvement location drawings on the cover sheet are also unnecessary because all of that information should be included on the site/landscape plan.
