Parking Lot Perimeter Landscaping:
Trees shall be provided at a ratio of one tree per twenty five lineal feet along a public street.( LUC
3.2.1 E. 4. a.) Please review this standard for applicability to the area between the parking lot and
street. Street trees are provided at 40 feet spacing. Evaluate adding some additional trees between
the parking and the back of the sidewalk to meet this standard. The following species could be
considered for possible use in this area.

to be temporary until these off -site properties develop. Please add a note that these slopes are
temporary and permanent slopes that meet the City's criteria will be required for these parcels when
they develop. Temporary stabilization should also be included with this design.

02/26/2014: Per discussions since last round of review the only repay that may apply to this project is
the developments portion of the right turn lane on Harmony road/Lady Moon that is being constructed
by Banner Health. This may ultimately be the responsibility of the overall developer of Technology
Park since the turn lane has not been constructed and submitted for repay at the time of this submittal,
however it felt prudent to bring it to attention during this review. 01/08/2014: The site applicant and
overall developer should be aware that there two different repays for HarmonyRoad. One is a
widening repay and the second is for a right turn lane onto Lady Moon Drive. Staff will further discuss
these repays and how the Developer/Applicant should approach their portions of repayment.
Additionally, it is likely that Development Agreement language will need to specifically address what is
agreed upon.

so the project owes an additional $5.25 for the PDP fees. This can be paid at the time you pay the
