01/10/2014: If you are basing the placement of the outer boundary corners of this lot solely on
the location of aliquot corners, please use the east line of the NW1/4 of Section 4 as your Basis
Of Bearings (consistent with Harmony Technology Park Second Filing). If you have found other
monuments that control the location of the boundary(e.g. the two you show as "set" on the
south line of Precision Drive), please show all of these and relate them to the outer boundary.
The monuments for the south right of way line of Precision Drive were used to establish the width
and location of the north right of way line for this project. With the completion of the Is, and 2nd
replats of Harmony Technology Park 3rd Filing, we felt it was fitting to use the same basis of bearings
and tie to those monuments we used in the two Replats, and show all of our current work is tied together.
The monuments along the south right of way line of Precision Drive have been described, labeled,
and dimensioned to help clarify the control used.

determined to be temporary until these off -site properties develop. Please add a note that
these slopes are temporary and permanent slopes that meet the City's criteria will be required
for these parcels when they develop. Temporary stabilization should also be included with this
design.
A note has been added to the grading plan regarding the temporary slopes and stabilization provided for
these areas.

061FC 503.2.4 and Local Amendments: The required turning radii of a fire apparatus access
road shall be a minimum of 25 feet inside and 50 feet outside.
Aspen met with Jim Lynxwiler and the Emergency Access Easement is now contained within the
north -south drive aisle, immediately west of the building. Therefore, turning movements are no longer
applicable, as circulation through the parking lot is no longer required.
These turning radii are based upon 20' wide fire access roads. As the Brinkman site is
providing 24' access widths, the adjusted turning radii should be a minimum of 10' inside (rather
than the 7.5' typically shown). Unless it can be shown otherwise, the 10' inside radius is
applicable to curves C3, C4, C6, C7, C8, C9 & C10.

engineer's revisions. The report/plan lacked some key information that is needed to comply
with City Design Standards. Identify and describe the means to control: 1) Disturbed and stored
soils 2) Material Supply Loading and Unloading operations 3) Outdoor storage of materials 4)
Equipment Maintenance and Fueling 5) Concrete washing 6) Dedicated Asphalt or Concrete
plants (describe if these will not be used or needed) 7) include current preconstruction
vegetative density in a percent. If you need clarification concerning this, or if there are any

Redlines have been corrected and the report updated. The items listed above (1)-(7) will all be addressed
in the SWMP, with Aspen providing this directly to Jesse Schlam by January 31, 2014.. Aspen has

01/08/2014: 1. Building Permit Pre -Submittal Meetings are offered to assist the
designer/builder by assuring, early on in the design, that the new commercial or multi -family
projects are on track to complying with all of the adopted City codes and Standards listed
below. The proposed project should be in the early to mid -design stage for this meeting to be
effective and is typically scheduled after the Current Planning conceptual review meeting.
Applicants of new commercial or multi -family projects are advised to call 416-2341 to schedule
repays for Harmony Road. One is a widening repay and the second is for a right turn lane onto
Lady Moon Drive. Staff will further discuss these repays and how the Developer/Applicant
should approach their portions of repayment. Additionally, it is likely that Development
Agreement language will need to specifically address what is agreed upon.

To provide for improved sight distances at the corner please move the first street tree west of
the comer along Precision Street 25 feet from the sidewalk crossing the parkway. Evaluate
spacing street trees closer together in this section of frontage between the entrance to the
parking lot and the comer to see if four street trees can be maintained in this area.

Autumn Brilliance Serviceberry is shown to be planted in sidewalk cut outs with tree grates on
the west side of the building. Due to its spreading habit and lower adaptability when planted in
tree grates consider an alternate species. For use of an ornamental tree Chanticleer Pear is an
adaptable species for planting in sidewalk openings with tree grates that could be considered.
Serviceberry in plaza grates has been replaced with Cleveland Select Pear.

The first floor of the building is to be clad in brick, creating a strong base condition. At the top of the
building, we have created a "cornice" with a thick horizontal band that protrudes forward from the face
of the building by 12" on the Lady Moon Drive side of the building. Todd Parker met with Noah Beals
on January 17m to review the design and present material selections. At this meeting, the options that
were presented appeared to be in compliance with the intent of this provision.

12/27/2013: LUC 3.5.3(E)(2) Minimum Wall articulation, requires building bays to have a max of
30ft in width that are divided by vertical architectural elements that break up the horizontal
experience of the building. Such elements shall provide interest and variety to the building
with relation to human size. Long horizontal planes (greater than 30ft) do not articulate a human scale.
The design has been modified adding additional vertical architectural elements. breaking the horizontal
spans of the building up to less than 30ft.

01/08/2014: It currently appears that this projects boundary and the adjacent land is all owned
by the same owners. The plan shows a temporary grading easement proposed around the
boundary. If ownership were to change we would need a letter of intent from the adjacent
property owner that they will provide this easement. Additionally this construction and grading
easement appears to be also used for stormwater/swale purposes so it may need to remain as
a drainage/utility easement.
A Letter of Intent was provided to MAVDevelopment in December for execution. The easement has now
been changed to a Drainage and Utility Easement, per conversations with Andrew Gingerich. Brinkman
will work with MAVDevelopment on providing correspondence/approval from MAVDevelopment for the
easement.
