Dear Resident or Property Owner
On Thursday, December 15, 2005 from 7:00 to 9:00 p.m., in the Fellowship Hall of the
Plymouth Congregational Church, 916 West Prospect Road, Fort Collins, Colorado, the
Current Planning Department of the City of Fort Collins will conduct a neighborhood information
meeting to discuss a development proposal in your neighborhood. The project is referred to as the
1234 W. Prospect Office Project Development Plan.
As proposed, the project is a request to change the use of the single-family residence at 1234 W.
Prospect Rd. to a professional office. The proposed office would house Front Porch Property
Services, Inc.
The property is zoned LMN, Low Density Mixed -Use Neighborhood District. Professional offices
are permitted uses in this zoning district, subject to approval by the Planning and Zoning Board.
There are no exterior changes to the building proposed at this time. All applicable standards within
the Fort Collins Land Use Code (LUC) apply to this proposal, and site improvements such as a
paved parking area may be required.
The list of affected property owners for this public information meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have
the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
