I have completed my review 'of the proposed improvements as .outfined in the Project
Development Plan proposal relative to the Front Porch Property and offer the following
observations and resulting -recommendation.
The'City of 'Fort Collins mandates that detention. be provided for projects with impervious
,miprovements in excess of 1000 square feet. The proposed Front Porch Property improvements,
more specifically described as the expansion of hard surface for additional parking and handicap
access improvements, will result in the increase' in impervious area of '893 square feet.
Therefore, no detention i" proposed for this project. Due to the relatively limited increase in
impervious improvements, the resulting effect on the overall stormwater runoff potential from
the. development area would therefore be slight. • I do not believe, based on the limited
improvements proposed, that the increase in storm water runoff will create an adverse impact on
adjacent property owner(s). ;
In summary, the Fronf Porch Property improvements do no constitute a significant change in
runoff, potential and; correspondingly;, do no pose a significant change to historic drainage
