RE: Statement of planning objectives
Front Porch Property Services is a small licensed Colorado corporation operating
as a property management company with three broker/owners, Don Earls, Pam
Foster and Rhonda Burry and 2.5 employees. Our office hours are 9:00am to
5:00pm, Monday through Friday. Front Porch Property Services has been in
business for 4 years.
We have purchased the property located at 1234 W Prospect. The property is to
be used in its entirety as an office for our business. The existing residence will
maintain the same exterior character with the addition of a front porch. Similar
existing businesses, like Brandt Company, are located approximately one block
west of the site. According to the City Plan an office use is allowed at this site
since the nearest Neighborhood Center is % mile from the site at the corner of
Shields Street and Prospect Road. Transportation impacts to the Prospect Road
corridor are minimal since there will only be 4-5 full-time employees in the office.
Our current plan for improvements to the property are to modify the restroom to
comply with ADA regulations, paving the existing gravel drive and parking area,
sidewalk access to Prospect Street, ramp installation to the front entrance of the
property and one bike rack. Four (4) total parking spots have been provided, as per
the plans, with one ADA spot. We will be using existing lighting. We will be using
City of Fort Collins trash services, which will be wheeled out to the curb every week.
Landscape screening has been incorporated for the parking nearest W. Prospect
Street. The Identification sign will be located approximately as shown on the plans
and will be roughly measure 3' high x 4' long.
