No issues. The owner has no intentions of changing their hours of operation form those as submitted. Department: Transportation Planning Number 18. See comments under Number 7 above. Department: Stormwater-Water-Wastewater Number 10. Some parking has been given up for additional landscaping and graveled play area. Topic: Water/Wastewater Number 11. Food will be served on site. NO FOOD will be prepared on site. The kitchen is designed as a service kitchen only. A grease trap will not be required. Plans are currently under review by the Larimer County Health Department. Department: Zoning Number 8. An additional Van Accessible handicap stall has been added. It has been signed. The redlined plan is attached to these comments. All of the issues on the redlined plan have been addressed on the revised Site Plan. Thanks, Shelby, for you help on these issues and in addressing this project through the City planning process. An additional Van Accessible handicap stall has been added. It has been signed. Department: Engineering Number 12. The Traffic Impact Statement (TIS) has been forwarded to Traffic engineering. Number 13. The drive exits and entrances have been modified accordingly. Number 14. See comments under Number 7 above. Number 15. Dimensions have been added and Street Names have been added. Number 16. Done. Department: Light and Power Number 1. Power will not need any changes. Department: Natural Resources Number 17. No issues. Department: PFA Number 20. The fire lane has been added. We do not have 30 feet on the onsite parking to comply with this requirement without deleting significant parking and landscaping. There are two streets bordering the property that more than meet the 30 feet requirement. We do meet the 20 feet requirement on two on site sides of the building. We will work with PFA to remedy these requirements. Number 21. We comply. Number 22. Address numbers will be added to the front of the building and are so noted on the Site Plan. Number 23. A KNOX BOX has been added to the requirements of the project and is noted on the Site Plan. Number 24. The parking lot near the Gas Meter has been converted into playground area The curb cut near this area has been removed so automobiles no longer can come near the Gas Meter. The format of our response will follow the same format of your comments for ease of review. ISSUES: Department: Current Planning Number 2: Comments of the Building Department do not apply. Although we will be complying with most of the data on their sheet, the reviewing authority for the building process and regulations is the State of Colorado. We have submitted our construction documents to the State of Colorado and they are currently under review. Number 3. The information has been provided on the revised site plan. Number 4. The landscape island in reference has been converted to a conversation area. Benches have been added to the plan there. Number 6. Landscaping islands have been added to the south parking lot area in the place of two parking stalls. Number 7. The extra curb cut on the north of the building off of Monte Carlo Drive has been closed and new curb, gutter, sidewalk, and grassed area have been added in its place.
