met. Technically, since this is a redevelopment project, the site would have to meet water
quality requirements, however, if some water quality methods are incorporated into the
design, such as the use of disconnected impervious areas, then no water quality detention
would be required.

Easement, but it is not designated as such on the current plat. Because the building is three
stories in height, the fire lane shall be at least 30 feet wide on a minimum of one side of the
building; width on other sides shall be a minimum of 20 feet. The fire lane shall be visible by
painting and signage, and maintained unobstructed. Contact Poudre Fire Authority for more

that the Fort Collins building Department will enforce. With the limited information provided
we notice that the facility will need to obtain a new certificate of occupancy and compliance
to all of the code requirements would apply. It may be helpful to schedule a pre -submittal
meeting with the Building Department to address submittal requirements.

[3/28/06] The drive entrances, exits, and aisles need to be one lane only. The. plan
currently shows 2 lanes in and 2 lanes out. This is impossible as there is only one receiving
lane outbound. Also, the TIS recommends that there be only one inbound lane for safety
reasons.
