EASEMENT DESCRIPTION
(SHEET 1 OF 2)
Of a sidewalk easement located in the North half of the Northwest quarter of Section 2,
Township 6 north, Range 69 West of the 6'h P.M., City of Ft. Collins, County of Larimer, State of
Colorado, being more particularly described as follows:
Considering the West line of the Northwest quarter of said Section 2 to bear South 00°08'04"
West between two found 3 1/4" aluminum caps in range boxes, stamped illegibly, located at the
Northwest corner of said Section 2, and the Southwest comer of the Northwest quarter of said
Section 2, with all bearings herein being relative thereto.
COMMENCING at the Northwest corner of Parcel 1, recorded in deed on July 26, 1994 at
Reception No. 94062830 in the records of Larimer County; thence along the west line of said
Parcel 1, said line also being the Easterly right of way line of Shields Street South 00°08'04"
West, a distance of 512.91 feet to the POINT OF BEGINNING; thence departing said West line
South 45 °00'00" East, a distance of 11.29 feet; thence South 00°08'04" West, a distance of 63.55
feet; thence South 89°52'45" East, a distance of 11.24 feet; thence South 00°08'04" West, a
distance of 29.90 feet; thence North 89°52'45" West, a distance of 11.24 feet; thence South
00°08'04" West, a distance of 63.29 feet; thence South 45°00'00" West, a distance of 11.34 feet
to a point on said West line; thence along said West line North 00°08'04" East, a distance of
172.75 feet, to the POINT OF BEGINNING.
Containing 1,654 Square feet, or 0.04 acres, more or less
