This plan is now treating existing parking lots as well as the new pavement proposed with
this submittal. The City would like to thank Front Range Community College and the
engineer for this improvement to existing conditions.
Thank you for using the updated water quality detail, however, the detail drawn on4he plans
does not match with the design included in the drainage study. The plan shows six
openings above the base flow elevation while the design calls for 8 openings, please adjust.

[4/7/06] The parking lot expansion will require additional drive aisles being designated as
part of fire lane. The fire lane must be visible by approved painting and signage, and
maintained unobstructed. The minimum width of 20 feet must be maintained throughout the
length of the fire lane. A fire lane plan must be submitted for approval prior to installation,
because the fire lane includes numerous drive aisles of the parking lot. Contact Carie Dann

The City will be widening Harmony Road in the near future, please show the ultimate limits
of Harmony Road on the plans in order to assess whether the widening will impact the
detention pond shown along Harmony Road. It is suggested that the detention pond be
graded at this point to accommodate the future widening of the road so that it will not be
disturbed in the future and will be built to its ultimate configuration.
Please note how will the detention pond along Haramony that is being enlarged with this
project be vegetated after these improvements are completed. It is suggested that some
trees be placed within that area.
Please provide a hydrology summary table on the drainage plan.
It is suggested that the detention pond be used as a sediment trap during construction.

maintain since this area will need regular maintenance. We suggest that no rip rap be

dedicated for the area where the sidewalk now extends behind the existing right-of-way. An
easement or right-of-way also needs to be provided for the area where the bus pad and

driveway". It will not be a crosspan, but a driveway apron where it is concrete to the
property line. The curb return radii are to be 20 foot.

(crosswalk). Rotate the manhole ring so it is not in the sidewalk or move the tie in further
east a bit.
