The City would like to thank Front Range Community College and the engineer for this improvement to existing conditions. Thank you for using the updated water quality detail, however, the detail drawn on4he plans does not match with the design included in the drainage study. The plan shows six openings above the base flow elevation while the design calls for 8 openings, please adjust. Department: Zoning Issue Contact: Jenny Nuckols Topic: ZONING Number: 1 Created: 3/31/2006 [3/31/06] Would like to see not more than 15 parking spaces in a row with a landscaped island in between with a tree. Number: 2 Created: 3/31 /2006 [3/31/06) City code requires 10% interior parking lot landscaping for lots with more than 100 spaces Be sure and return all of your redlined plans when you re -submit. If you have any questions regarding these issues or any other issues related to this project, please feel free to call me at (970) 221-6750. Sincerely, Shelby Sommer Associate City Planner Page 4 [4/7/06] The parking lot expansion will require additional drive aisles being designated as part of fire lane. The fire lane must be visible by approved painting and signage, and maintained unobstructed. The minimum width of 20 feet must be maintained throughout the length of the fire lane. A fire lane plan must be submitted for approval prior to installation, because the fire lane includes numerous drive aisles of the parking lot. Contact Carie Dann at PFA for the specific fire lane design, phone 970.416.2869. Number: 29 Created: 4/7/2006 [4/7/06] In the existing fire lane where there are drive -over bollards, two bollards are missing and must be replaced. Department: Stormwater-Water-Wastewater Issue Contact: Basil Hamdan Topic: Stormwater- Channel Design Number: 13 Created: 4/5/2006 [4/5/06] Please show the subdrain coming from the west that feeds the channel. Please call out the size and type of the proposed rip rap in the channel at the outlet of the storm drain being extended into the channel from the west. Please provide a design for the boulder tree wells shown along the channel. Topic: Stormwater- Detention Pond Design Number: 12 Created: 4/5/2006 [4/5/06] The City will be widening Harmony Road in the near future, please show the ultimate limits of Harmony Road on the plans in order to assess whether the widening will impact the detention pond shown along Harmony Road. It is suggested that the detention pond be graded at this point to accommodate the future widening of the road so that it will not be disturbed in the future and will be built to its ultimate configuration. Please note how will the detention pond along Haramony that is being enlarged with this project be vegetated after these improvements are completed. It is suggested that some trees be placed within that area. Please provide a hydrology summary table on the drainage plan. It is suggested that the detention pond be used as a sediment trap during construction. Topic: Stormwater- Detention Pond Forebay Number: 11 Created: 4/5/2006 [4/5/06] The detention pond forebay design calls for rip rap lining. This may be difficult to maintain since this area will need regular maintenance. We suggest that no rip rap be placed within the forebay area. Topic: Stormwater- Water Quality Outlet Detail Number: 10 Created: 4/5/2006 Page 3 Number: 20 Created: 4/7/2006 [4/71061 Need some additional elevations at the access driveway. This is needed to verify the design and to be able to verify and inspect the construction in the field. Number: 21 Created: 4/7/2006 [4/7/06] Add the following note regarding street cuts to Sheets C1.0, C2.0, and C1.2: Limits of street cut are approximate. Final limits are to be determined in the field by the City Engineering Inspector. All repairs to be in accordance with City street repair standards. Number: 22 Created: 4/7/2006 [4/7/06] Please take a look at Appendix E for the City's scanning criteria. There is a lot on these plans and not everything is readable. Number: 23 Created: 4/7/2006 [4/7/06] Where the bus pullout is being designed: Where the sidewalk is attached adjacent to the bus pull out it needs to be a minimum of 6 feet wide. Number: 24 Created: 4/7/2006 [4/7/06] As was discussed in the 2/1/06 meeting additional right-of-way needs to be dedicated for the area where the sidewalk now extends behind the existing right-of-way. An easement or right-of-way also needs to be provided for the area where the bus pad and shelter are to be placed. I can provide standard form for these. Number: 25 Created: 4/7/2006 [4/7/06] Please coordinate with Transfort regarding the minimum pad size needed for the bus pullout and show what is to be built for the pad. Number: 26 Created: 4/7/2006 [4/7/06] Please remove details #708 and # 710 from the plans as they are for street intersections and do not apply to the access driveway installation. Number: 27 Created: 4/7/2006 [4/7/06] Please provide details #707 high volume driveway detail and #701 vertical curb and gutter. It appears to be an additional 96 spaces. Number: 7 Created: 4/4/2006 [4/4/06] We would prefer to see 10% interior landscaping, and landscape islands at least at the end of every parking row. Number: 9 Created: 4/4/2006 [4/4/06] Technical Services: site plan has a problem with text not being dark enough being placed over lines and symbols. Department: Engineering Issue Contact: Sheri Wamhoff Topic: General Number: 14 Created: 4/7/2006 [4/7/06] A final approved set of plans (signed by the City) will be needed before the work within the right of way can be permitted. Number: 15 Created: 4/7/2006 [4/7/06] A development construction permit (DCP) will be needed for the work within the right-of-way. This permit can not be issued until the plans are approved, copies of such provided and the inspection fees and security for the public infrastructure work are provided. Number: 16 Created: 4/7/2006 [4/7/06] City signature blocks are needed on the plans. Number: 17 Created: 4/7/2006 [4/7/06] The access drive out to shields. It doesn't quite line up with Westbury Drive across the street. The access drive needs to line up for both intersections to work properly. Number: 18 Created: 4/7/2006 [4/7/06] The access drive needs to be built in`accordance with detail #707 "high volume driveway". It will not be a crosspan, but a driveway apron where it is concrete to the property line. The curb return radii are to be 20 foot. Number: 19 Created: 4/7/2006 [4/7/06] The manhole at the access driveway can not be located within the sidewalk (crosswalk). Rotate the manhole ring so it is not in the sidewalk or move the tie in further east a bit. Page 1
