Number: 5 Created: 3/14/2006 [3/14/06] In addition to the parking lot dimensions not being to scale, it turns out that none of the dimensions shown on the site plan are to scale. Please resubmit with everything to scale. Be sure and return all of your redlined plans when you re -submit. If you have any questions regarding these issues or any other issues related to this project, please feel free to call me at (970) 221-6750. Thank You. Only comment: A floodplain use permit and $25 permit fee is required prior to building permit. Topic: Stormwater Number: 10 Created: 3/27/2006 [3/27/06] Please provide more spot elevations for the property to the east of the proposed building. It seems that the property to the east is more elevated and protected by a concrete retaining wall. No drainage from the proposed building should be directed at that property. Please add a note to that effect to the grading plan. Topic: Water/Wastewater Number: 9 Created: 3/27/2006 [3/27/06] If the water service line that used to serve the house on 210 W Mulberry is abandoned it would need to be abandoned at the main which would involve a street cut into Mulberry. It is alternatively suggested that this line be kept in use and turned into a separate irrigation tap, this way no sewer fees would be assessed on that line. It is suggested that a new water meter pit be placed in a landscaped area 3 feet away from the building in the front of the existing building on 212 W Mulberry. If the sewer service line for the 210 W Mulberry house is to be abandoned, then line should be removed and abandoned at the main. Department: Zoning Issue Contact: Peter Barnes Topic: Zoning Number: 3 Created: 3/14/2006 [3/14/06] Two deciduous trees are required in the landscape strip on the east side of the new parking area per Section 3.2. 1 (E)(4)(a). Number: 4 Created: 3/14/2006 [3/14/06] Based on the size of the new parking area, 240 square feet of the interior of the new area must be landscaped per Section 3.2.1(E)(5). None is shown. (Note that the actual square footage of the new parking area is uncertain since the dimensions shown don't scale out. i.e. the N/S dimension shown for the east row of parking states that it's 54', however it scales out to 65'. Which is it? The 240 s.f. requirement is based on the square footage of the parking lot using a scale, not using the dimensions shown, so it could turn out Page 3 Number: 24 Created: 3/31/2006 [3/31/061 Technical Services provided the following comments on the plat: 1. Boundary closes 2. Indicate that this is a replat in the subtitle. 3. Show parent plant information on map. Topic: Utility Plan Number: 2 Created: 3/10/2006 [3/10/06] The "power poles" and "OHE" shown on the utility plan are actually telephone. There are no overhead power facilities in this area. (Bronze numerals on brown brick are not acceptable). Number: 21 Created: 3/30/2006 [3/30/06] WATER SUPPLY: A fire hydrant is required. Minimum flow and spacing requirements include 1,500 gpm at 20 psi residual pressure, spaced not further than 300 feet to the building. Number: 22 Created: 3/30/2006 [3/30/06] EMERGENCY ACCESS: The completed structure will be in the Old Town Flood Basin (both Moderate Risk and High Risk areas). Should flooding occur, it would cut fire department access to the property. Because access cannot be provided, a monitored, automatic fire sprinkler system is required. From the brief information provided we notice that the addition to the existing structure will increase the size of the structure in excess of Table 9B of the Fort Collins amendments. Number: 19 Created: 3/30/2006 [3/30/06] Trash area should be fully enclosed per Section 3.2.5 of the Land Use Code. Per Mares comment, the doors are not allowed to swing into the ROW. Department: Engineering Issue Contact: Marc Virata Topic: General Number: 14 Created: 3/29/2006 [3/29/06] The "OHE" line shown on the plans, is apparently not overhead electric per Light & Power, but is Qwest. The response letter indicates that a Qwest line in the east -west alley is to be undergrounded. Is this the same line shown on the plans? Please indicate on the plans and show the limits of undergrounding as well as any street patching required from the undergrounding. Number: 15 Created: 3/29/2006 [3/29/06] Utility easements may need to be provided depending on the design of the undergrounding and whether it falls within an existing right-of-way or utility easement. Number: 16 Created: 3/29/2006 [3/29/06] The variance request submittal for the reduction in parking stall setback is approved. Number: 17 Created: 3/29/2006 [3/29/06] The trash enclosure is not allowed to have doors that swing out into the right-of- way. Number: 18 Created: 3/29/2006 [3/29/06] The plat will need to dedicate additional right-of-way for Mulberry Street (approximately 3.5') such that the back of right-of-way line abuts the front of the existing trellis structure. The project is also required to dedicate 15' of utility easement behind the right-of-way. This can be waived if the utility providers do not find a need for additional easement, which would seem likely given that utility service is on the rear of the property. Page 1
