I have only two issues to include in the discussion regarding the new development at 3836 Manahttan Ave:
1) Due to the increased traffic load, analysis for the installation of speed bumps may be required as the vehicle speeds
along Manahttan Ave are already an issue. This is a thoroughfare for foot and bicycle traffic, with many children and
adults going to and from Lopez Elementary and Troutman Park.
2) On a similar note, the north side of the property is already used heavily as a foot and bicycle bypass for access to
Mason trail. This route. is used not only because of the convenience of accessing the bike path but for safety, as the bike
lane ends short of the stoplight at Horsetooth. It would greatly benefit the community for the access to be finalized and
a short section of path be approved through the proposed development. This will certainly benefit all involved,
decreasing vehicle traffic in favor of the bike path and the upcoming finalization of the MAX transit system.
