Printed July 29, 2009 Proposal for Jewish Center/House of Worship/Synagogue General Objective: To make existing property and house into Jewish Center/House of Worship. Background: Chabad Jewish Center of Northern Colorado is a small non-profit Jewish organization servicing Jewish students and the Jewish community. We provide synagogue services on Saturdays and Jewish festivals, educational classes and cultural/social events. We have a small budget to purchase a suitable and affordable property. We need to be near CSU as one of our main services is catering to students. We feel our presence will enhance the neighborhood as well as add to general diversity. Proposed location: 1201 S. Shields Located on the west side of the CSU campus at the comer of Shields and Westward. General advice and input: Our general question is what is required to turn this residential property into a property suitable for a house of worship in terms of city requirements and code regulations from all the various n' departments. Once achieved, what are the requirements to maintain this status as a house of worship. Based on this input, we hope to be able to assess the affordability of this particular property. With the current dilapidated condition of the property, the improvements will certainly enhance the area, especially due to its highly visible location. Some specific questions We have some specific questions below but kindly request that city officials please advise us of all the potential issues and matters that would need to be addressed in order to realize our objective. p 1. As an unplatted lot what are the requirements to bring it up to speed? 2. Can we arrange for parking at the nearby Blessed John the 23'd University Ministry since ZPLr creating parking facilities will likely be cost prohibitive for us? Please note that we / service mainly students who walk/bike over as well as orthodox Jews who do not drive {O 0 on the Sabbath. As such, our actual parking needs are minimal. I j_` A 3. Anyone with a development idea can schedule a Conceptual Review meeting to get feedback on prospective development ideas. At this stage, the development idea does not need to be finalized or professionally presented. However, a sketch plan and this application must be submitted to City staff prior to the Conceptual Review meeting.
