Utility Easement
A portion of Lot 1, K-D Park Subdivision as recorded in Book 1388 at Page 132 in the Records of
the Larimer County Clerk and Recorder, being part of the Southeast Quarter (SE1/4) of Section
Thirty-five (35), Township Eight North (T.8N.), Range Sixty-nine West (R.69W.), Sixth Principal
Meridian (6`h P.M.), County of Larimer, State of Colorado and being more particularly described as
follows:
COMMENCING at the Southeast Corner of said Lot 1 and assuming the East line thereof as
bearing North 00040'30" East, a distance of 200.00 feet with all other bearings contained herein
relative thereto;
THENCE North 00°40'30" East along said East line, a distance of 2.00 feet to the POINT OF
BEGINNING;
THENCE North 89032'30" West, a distance of 159.75 feet to a Point of Curvature (PC);
THENCE along the arc of a curve concave to the Northeast, a distance of 31.42 feet, having a
