Drainage report, P.5 — Please include a note that a floodplain use permit and a FEMA elevation or floodproofing certificate will be required. (The elevation certificate will be required even if the variance is granted.) 5. Sheet 6 and 7 of Plans — Please update FEMA map panel number and date to reflect the Dec. 19, 2006 DFIRM maps. See other wording changes to floodplain notes. [10/3/06] Floodplain Comments 9-28-06 1. The Regulatory Flood Protection Elevation that is on Sheet 5 (Utility Plan) does not match the other plans. It should be 4985.6. 2. A new site plan was not included in this submittal. Please include a note on the site plan that the site is in the FEMA 100-year floodplain — REPEAT COMMENT. 3. Drainage Report, P.5 — The height of the floodproofing gate does not match with the plan elevation and the regulatory flood protection elevation. Please review and revise. Also, with the overhead doors, a series of gates may be needed with center posts. Please describe the general floodproofing plan relative to the new building design. [8/1 /06] 1. The BFE and Regulatory Flood Protection Elevation that are shown on the plans are incorrect. They need to be 1.1 feet higher than what is currently shown on the plans. Locating the parcel on the FEMA map is complicated because the FEMA map show Willox Ct. in the wrong location. Please see attached GIS map with cross -sections and BFE lines. .2. The site is also in a City floodplain that has a higher BFE than FEMA. Because the City is working on the Dry Creek Flood Control Project that will eliminate or reduce the floodplain, the developer can apply for a waiver to the higher City BFE. However, the FEMA BFE and elevation requirements still apply. Please complete the waiver form that is available on our website and return with the next submittal. 3. Please show the FEMA cross-section line on the plans. 4. Please include a note on the plans that all HVAC will be elevated to or above the Regulatory Flood Protection Elevation. 5. Please include notes on the plans regarding floodproofing of the building. 6. Please review the attached 50% review checklist for all notes that are required on the plans. [8/3/06] REQUIRED ACCESS: A fire lane is required. This fire lane shall be visible by painting and signage, and maintained unobstructed at all times. A fire lane plan shall be submitted for approval prior to installation. It must be a flat, hard, all-weather driving surface (asphalt or concrete) capable of supporting fire apparatus weights. Compacted road base shall be used only for temporary fire lanes or at construction sites. The fire lane shall be designated on the plat as an Emergency Access Easement. The required minimum width of 20 feet shall be maintained throughout the length of the fire lane. If a fire lane cannot be provided, the building shall be fire sprinklered. Under this agreement with the City, the developer shall prepare and submit a detailed construction and design cost estimate for the curb and gutter & one lane of pavement along the entire frontage of Willox Lane. The City will review the estimate and the final agreed upon amount will be included in the development agreement for this project. This amount will need to be paid to the City prior to any building permit issuance. The sidewalk improvements will be considered ultimate improvements and City Street Oversizing will reimburse the developer for any portion of the sidewalk that is greater than 4.5 feet in width.
