Subject: Lithia Rezoning
On the phone, we discussed some questions that will likely need to be answered for any hearings on the
rezoning request.
The proposal appears to mix concepts - the current 3-part zoning arrangement mixed with a freestanding
commercial site, likely to be a car dealership. Is there a new concept for the overall property? Is this
headed for further rezonings, piece by piece? It looks like it could lead to haphazard erosion of the
concept reflected in the current zoning arrangement.
Or, is there still interest in the multi family neighborhood and town center -type supermarket development?
If so, why does it make sense to access the MMN neighborhood through a car lot? How is it envisioned to
all work together in a logical pattern?
Related to these questions, is there interest in simply reverting the entire thing to C Commercial?
As discussed, this involves discussion with Mr. Timan or whoever is responsible for the rest of the
property; and possibly with the owners of the subject property to the extent they can help answer these
questions.
