Is there any type of zoning designation that would allow them flexiblity to do the uses within the C zone as
well as keep their options open for a grocery store in the future? maybe this would help reduce the need
for the rezone requests. just a thought. Transportation is fine with whichever zoning decision you all want
to go with. thanks,

Well all right. That's 24-hour turnaround by Mr. Timan on that decision.
The idea of reverting to C on the whole site should be supportable on its merits - Advance Planning has
discussed this as being supportable, because we always felt that C was appropriate even as we also
found the NC arrangement to be appropriate as an alternative.

I just a while ago had a phone conversation with Barry Samet of Commercial Building Services Inc.,
representatives for the rezoning request. He's had a recent phone conversation with Jeff Timan, who still
owns the bulk of the property. Mr Timan would like to throw all of the property into the rezoning ring now,
with the intent to revert back to C - Commercial for all of the portions of the property that are currently
zoned NC and MMN. That would be all of the property except 5 acres right at the northwest corner of
South College Avenue and Trilby Road, owned and developed by someone else. Apparently the possibility
of a supermarket somewhere on the property, which prompted the recent rezoning, has passed its time
and will not happen. Question is, what is wrong with this property again being zoned commercial? Opinion:
probably nothing.
We do have a meeting scheduled with Mr. Samet for next Monday, August 14th, at 1:30 p.m. It would be
good if we are ready with a unified position at that time.

This property has been the topic of so much discussion and so many zone changes, I cannot imagine
taking a rezoning action on a part of it without a more comprehensive look at the balance of the site. We
simply can't continue to process zoning and plan amendments in response to short-term market swings.

my take on the request is with the corresponding plan amendment needed, they the applicant will initiate
the plan amendment through our office. we have a new application form on the web site to use which
includes paying for all administrative costs and meetings.
the plan amendment can occur concurrent with a rezoning application.
