Grant Street, Suite A-4 Littleton, CO 80122 Staff has reviewed your submittal for LITHIA - FORT COLLINS REZONING - #20-06, and we offer the following comments: ISSUES: Department: Current Planning Issue Contact: Steve Olt Topic: General Number: 8 Created: 8/ 15/2006 [8/ 15/06] Katy Carpenter of the City's Geographical Information Systems (GIS) Department indicated that the legal description needs some adjustment (see attached map). Please contact Katy at 970-416-2048 if you need clarification about her comment. Number: 9 Created: 8/ 15/2006 [8/ 15/06] City Planning has concerns about a rezoning of just a small portion of the "Timan" Property, being about 50 acres in size. This property has been the topic of so much discussion and so many potential zone changes in the past several years. Taking a rezoning action on only a small part of it without a more comprehensive look at the balance of the site is not acceptable. The City cannot continue to process zoning and plan amendments in response to apparent short-term market swings. Number: 10 Created: 8/ 15/2006 [8/ 15/06] After further discussions with the applicants for the Lithia - Fort Collins Rezoning request, it has been expressed that Mr. Timan is now prepared to be a willing participant in the rezoning, to C - Commercial, of the entire 50 acre (approximate) property bounded by South College Avenue to the east, Trilby Road to the south, and Skyway Drive to the north; except for the partially developed 3.5 acres in the NC - Neighborhood Commercial District right at the northwest corner of South College Avenue and Trilby Road (owned by 2 other parties). City staff has indicated that a revised rezoning petition should be re -submitted to reflect a rezoning of the property currently zoned NC - Neighborhood Commercial and MMN - Medium Density Mixed -Use Neighborhood. A significant portion of the property, along South College Avenue, is already in the C - Commercial District. The rezoning would return this property back to all C - Commercial, as it was from June, 1988 to January, 2002. City staff is supportive of this position.
