RE: 412 E Pitkin Conceptual Review
Staff:
Straightedge Drafting and Design is representing Sarah Blaser for conceptual review of her
proposed remodel at 412 E Pitkin.
Proposed improvements to the property are the conversion of the existing unfinished basement
into a legal dwelling unit, an 8' addition to the back (North) of the house, and the alteration of the existing
front entry to an open porch. The proposed basement dwelling would have a separate entrance and patio at
the North side of the house.
The existing house is a total of 1,627 square feet. The proposed 8' addition would add 545 square
feet, making the total 2,172 square feet.
Currently, 2 parking spaces are available in an existing garage off the alley on the North side of the
house, and 1 — 2 spaces in the driveway at the front of the house. Additional parking can be accommodated
by adding a slab to the West side of the garage.
