[9/19/06] What is proposed to go in the "planter areas"?
Number: 10 Created: 9/19/2006
[9/19/06] South building elevation - please add some wall articulation or some
windows.... something to break up the massive wall. Since a modification is being requested
for the required setback, wall articulation is something that we will be looking for.

[9/19/06] Is the square footage of the garage being added into the total building square

square footage into that calculation.

[10/5/06] Please provide some spot elevations on the site plan to help make sure the site is
graded with adequate slope from the building to the street flowline. The spot elevations do
not need to be tied to a specific datum, just assume the lowest elevation to be 0.00 and
work up from there. Please call Wes Lamarque at 416-2418 if you have any questions..

not items on the roof etc. Site plan does not need to note roof types etc. Roof types should
be shown on the building elevations. Please note the driveways as such - not just "slope."

Staff has reviewed your submittal for OAK STREET RESIDENCES PDP - TYPE I, and we
offer the following comments:
ISSUES:
Department: Current Planning Issue Contact: Anne Aspen
Topic: Architectural Plans
Number: 28 Created: 10/4/2006
[10/4/06] The south wall may be required to have some sort of articulation at the time of the
modification for setbacks. A couple of soldier courses and/or pilasters would break up the
blank wall if they are allowed by the adjacent property owner.
Topic: General
Number: 18 Created: 10/4/2006
[10/4/06] The following departments have indicated that they have no concerns or issues
with the project as proposed: Comcast.

resubmittal.
Topic: Historic Preservation
Number: 13 Created: 9/19/2006
[9/19/06] Karen McWilliams comments that the design looks great. She has two minor
comments/questions:
+Is there a stain that would work on the existing CMU wall instead of paint, which would
need regular maintenance?
+Is there a way to enhance the aesthetics of the garage doors? Secure windows?
Appropriate architectural detailing?
Topic: Landscape Plan
Number: 19 Created: 10/4/2006
[10/4/06] Tim Buchanan comments as follows: .
"Two additional street trees should be added: one on Mathews between the existing street
tree and comer and one on Oak Street west of the existing street tree. Species should come
from the City Street Tree List.
The berm and landscape boulders in the parkway could be a site -distance problem and
safety hazard. Also they are a type of approved parkway treatment allowed in the Street
Standards.
Gravel mulch in the parkway is not allowed by engineering."
