Request for Variance from Set Back Requirements.
The existing building is located on the south and west property lines. The east existing building
wall is within 10 feet of the east property line. To comply with the set back requirements here the
building would have to be demolished. It is our intent to maintain as much of the exterior
structure of the building as possible.
The new front entry of the building encroaches into the set back requirements along Oak Street.
This is necessary to accommodate second story access to the building. The entry structure added
to the north elevation along Oak Street also helps to aesthetically break up the fagade of the
building and separate parking/automobile areas from pedestrian areas. The existing size of the lot
makes developing access to the building extremely difficult.
The existing street set back from curb line to the property line is 20 plus feet on Oak Street and 18
plus feet on Mathews Street.
2. Request for Variance from Parking Requirements:
Calculations in accordance with the land use code require 3.25 Parking Stalls. The project is able
to provide 3 stalls off-street. To provide a fourth would mean the loss of significant landscaping.
It is believed that there is an over abundance of parking available in the streets surrounding the
property to meet the fractional stall required by the land use code for this project.
