sites. The fire lane must have appropriate maintenance agreements that are legally binding
and enforceable. It is required to be designated on the plat as an Emergency Access
Easement. The required minimum width of 20 feet must be maintained throughout the length
of the fire lane.
If a fire lane cannot be provided, the building shall be fire sprinklered. If the fire lane exceeds
150 feet in length, a turnaround must be provided with appropriate turning radii. Contact
Carte Dann at PFA for more information.

[9/14/06] 1 can help coordinate this meeting.
[7/21/06] The invert of the detention pond needs to be higher than the normal operating
water level in the Larimer County Canal #2. Verification from a Larimer County Canal #2
representative of this water level is required. I suggest a meeting at the site with all
necessary representatives to determine this elevation.

[9/8/06] Move area inlet in Frey to provide 5 feet (minimum) separation from the existing
water main.
Be sure and return all of your redlined plans when you re -submit. Revision submittal
requirements are listed on the attached revision routing sheet. I will reduce the next round
of review turn -around time to 2 weeks since the remaining issues are relatively minor.
If you have any questions regarding these issues or any other issues related to this project,
please feel free to call me at (970) 221-6206.

[1/8/07] Refer to the Plat: Please label the 9 foot and 15 foot easements adjacent to Frey
and LaPorte as Utility Easements. Remove drainage from the label. Indicate on the Plat who
will own and maintain Tract A.
Number: 83 Created: 1 /8/2007
[1/8/07] Refer to the Overall Utility Plan sheet: Please show and label the existing and
proposed ROW on both Frey and LaPorte. Label items shown on the redlines.

[1/8/07] Street design: The drainage pan at the intersection of Frey & LaPorte will not drain
properly with the proposed elevations being shown. A minimum of 0.5% flowline gradient
needs to be maintained across the pan if LaPorte drainage is to be conveyed east to the
canal. If LaPorte drainage is to be conveyed around the corner and down Frey Street to the
new inlet, a minimum fall of 0.5% must be maintained around the comer for adequate
drainage. If drainage is being conveyed to the Frey inlet, will a pan even be needed ?
Please analyze the drainage at the intersection and modify elevations as needed.
Number: 85 Created: 1 /8/2007
[1/8/07] If LaPorte drainage is intended to be conveyed to Frey and into the proposed inlet,
have the inlets and storm drain been sized to carry these flows ? Please provide hydrology
calc's to verify this.

[1/8/07] Please provide radii and all spot elevations per LCUASS Figure 7-27 at the
intersection of Frey & LaPorte..

[1/8/07] For the off -site street design of Frey Street to the south, no single point grade
breaks of greater than 0.4% are allowed. Please show design point grade brakes and
provide vertical curve data if necessary.

[1/8/07] Please add the City standard street cut note to the Frey Street Plan. Note is
attached to the redlines.

[1/3/07] There is no emergency access easement on the plat. Building 5 is therefore out of
access. Please plat the EAE OR equip Building 5 with an approved, automatic fire -sprinkler
system. If you choose to install the automatic sprinklers, that must be noted on the final
plans.
[7/26/06] REQUIRED ACCESS: A fire lane is required. This fire lane shall be visible by
painting and signage, and maintained unobstructed at all times. A fire lane plan shall be
submitted for approval prior to installation. The fire lane must be designed as a flat, hard,
all-weather driving surface (asphalt or concrete) capable of supporting fire apparatus
