LEGAL DESCRIPTION:
A tract of land located in Section 10, Township 7 North, Range 69 West of the Sixth P.M., City of
Fort Collins, County of Larimer, State of Colorado, being Lots 9 and 10, and the North 18.00 feet
of Lot 8, Block 2, Frey Subdivision, being more particularly described as follows, to -wit;
considering the North line of the Southwest 1/4 of said Section 10 as bearing N90^00'00"E and
with all bearings contained herein relative thereto, is contained within the boundary lines which
begin at the Northwest Corner of said Lot 9 which bears N90^00'00"E 1742.06 feet, and again
S00^25'27"E 30.00 feet from the West 1/4 Corner of said Section 10, and run thence along the
existing North right-of-way line of West Laporte Avenue, N90^00'00"E 144.18 feet to a point on
the approximate centerline of Larimer County Canal No. 2; thence along said approximate
centerline, S30^11'10"E 233.39 feet; thence S89A3210211W 260.03 feet to the Southwest Corner of
the North 18.00 feet of said Lot 8 as monumented by a found 1/2" rebar with illegible cap; thence
along the existing East right-of-way line of Frey Street, N00^25'27"W 203.86 feet to the point of
beginning, which above described tract contains 41,044 square feet, more or less; have caused the
above described land to be surveyed and subdivided into lots, tracts and streets as shown on this
plat to be known as FREY AVENUE COTTAGES, subject to all easements and rights -of -way now
