RE: Rezoning of 200 E. Swallow
To Whom It May Concern,
I am writing this letter as a formal request to petition for the rezoning of my property at
200 E. Swallow Road in Fort Collins, Colorado. The property in question is located on
the northeast corner of Swallow and Remington and encompasses 2782 s.f. The current
zoning is RL, Residential Low density and this petition is to request a change to MMN,
Medium density mixed -use Neighborhood. The subject property is an extension of a RL
zoning district that extends to the north and east where the primary land use is single-
family homes that are predominantly rental properties. MMN zoning is compatible to the
immediately adjacent zoning designations which are as follows: to the southeast is MMN
(Medium density mixed -use Neighborhood), to the southwest is CC (Community
Commercial), and to the northwest is CC.
In accordance with Section 2.9.4(G) of the City of Fort Collins Land Use Code, this
change of zone is warranted by changed conditions within the neighborhood surrounding
and including the subject property. The proposed rezoning will not place an undue
burden on the natural environment, public utilities and infrastructure, the transportation
system or surrounding development. The site location creates a node within an existing
neighborhood that is influenced by a variety of land uses. The high volume of traffic on
Swallow and Remington creates an environment not conducive to housing but ideal for
professional offices or service businesses. The site is one property removed from an
existing CC and MMN zoning districts.
The subject property is unique with the overall neighborhood as it is bordered by 3
different zoning districts included the current zoning designation of the property itself.
The property is 1 block east of a heavily used city arterial. To the south and west, the
property is bounded by professional offices and commercial offices. The location and �f��r
unique configuration of the subject property provide that it is well suited to a mixed use
project which is more in keeping with the properties on the adjacent 3 comers. Due to
the land uses directly across the street, this is an ideal location for professional offices,
or a service oriented business such as a Yoga or Pilates studio.
Attached is the application and support material to petition a rezoning of the subject
property. Also attached is a detailed map of the areas current zoning. Names and V'
addresses of all persons owning land within 800 feet of any portion of the area under
petition for rezone, and letters of support from immediate adjacent property owners are
included with this submittal.
