HomeMy WebLinkAboutMENNING SUBDIVISION - FDP - 25-06/A - CORRESPONDENCE - UTILITY PLANS (3)Anne Aspen - Menning Subdividion v Page 1 From: Doug Martine To: Anne Aspen Date: 01/05/2007 8:10:19 AM Subject: Menning Subdividion Good Morning Anne, When I first reviewed this subdivision, the plat showed a.10.36 ft. wide easement along the eastern side of the property, that then widened to 15 ft. farther south (why?). I had at that time assumed the easement was for installation of the electric service (I did not have a utility plan showing a sewer line in the easement). I therefore on 9-13-06, made a generic comment that the "Developer will need to coordinate electric system locations, requirements, development charges, and electric system modification charges with Light & Power Engineering," and I provided our phone number. To my knowledge, the developer has not made any contact with anyone in UP Engineering. When I reviewed the round 2 plans on 12-18-06, 1 did receive a utility plan and saw the sewer line in the easement. I then made the comment about widening the easement to 15 ft. all the way. This was to provide a location for both utilities to be installed and maintained. The electric servce to both lots will originate from Juniper Ct. If the customer wants electric service continued to lot 1, Light & Power needs a legal way to install the service across lot 2. Since sewer lines are much deeper than the electric lines, if/when the sewer service needs to be repaired, a very wide excavation will be necessary to meet OSHA requirements. This would expose and potentially damage the electric service and create a dangerous situation for the workers. This is the reason for required lateral separation, and the wider easement. There MAY be an alternative in this case. Light & Power can install the electric service as close as 3 ft. east of the west side of the easement. If the developer can install the sewer service east of the west easement line a distance at least equal to the depth of the sewer service, I will accept the easement as written. This will provide a lateral separation such that the electric service will not be exposed or damaged during future repairs to the sewer service. If the developer prefers, the locations of the sewer and electric services could be swapped (electric service installed 3 ft. west of the property line, and the sewer service installed west of the east property line a distance equal to the depth of the sewer).
