2ND Round PDP Comments

Although no public improvements will be required with this land subdivision, the
applicant will be required to enter into a development agreement with the City to
contractually obligate the applicant or any future property owners to construct
public improvements on Juniper with any new development submittals and
construct or escrow money for public improvements on LaPorte. Public
improvements or escrowed money for future construction will be based on current
street standards at the time of development.
2. Please remove the sidewalks and sidewalk notes being shown on Juniper and
LaPorte. Sidewalks are typically not shown on a Plat.
3. Some of the text is still to small for scanning purposes. See redlines for
clarification.
4. Please add a north arrow to the Vicinity Map and show the location of Juniper and
Columbine on the map.
5. Transportation Development Review has no objections to a hearing being
scheduled for this PDP. All comments may be addressed at the final compliance
stage.
