Planning and Zoning Board will not review this project. ThePlanning signator will be the Director of Current Planning. You need to be aware of them now though, and you may want to consider adding notes to the plans to avoid confusion later. #1: It may be challenging to fit all the utilities in to the Juniper Court frontage along with a required street tree, meeting the required separation distances. We strongly suggest that the future owner of that property work with Randy to arrange a utility coordination meeting. early on to hammer these issues out before getting too set on a specific site design. #2: Keep in mind that the city has standards for garages, listed in Section 3.5.2 (E). The generic "proposed residence" you have shown on the site plan exhibit would not meet those requirements. You might want to show a proposed residence that does or make a note about the garage standards. No specific development is being entitled through this process. There will not be any public improvement requirements associated with this land subdivision however, a development agreement between the City and land owner(s) is required which will specify any public improvement obligations which will be required at the time of any future development on either of the new parcels. Please complete and return the Development Agreement Information Sheet provided with your next submittal. A draft development agreement will be prepared for the applicant to review prior to final approval of the subdivision plat. Page I
