The project is known as Menning Subdivision Project Development Plan, File #25-06. This is a request for a subdivision of the lot located at 1136 Laporte Avenue from one lot to two lots. The existing house at 1136 Laporte will remain on the front lot and the new lot will front on Juniper Court. No specific development is proposed at this time. If this subdivision is approved, one new single family house will be allowed on the lot fronting Juniper Court, subject to a building permit review process which will not require a public hearing. Proposed lot #1 will be 7282 square feet. Proposed lot #2 will be 7612 square feet. The property is zoned NCL—Neighborhood Conservation, Low Density District. If you have any interest or concern about this proposed project, you are encouraged to attend this public hearing. At the hearing, you will have the opportunity to hear from City staff and the project applicant about the details of the project. You will also be given the opportunity to state your views about the project. The affected property owners list for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed.
