Comment: (Resident) I would prefer to see more landscaping near the existing homes for a noise buffer from the play areas. Question: (Resident) How will the dirt and noise from construction be mitigated? Response: (Applicant) The construction will be from approximately 7 am until 3:30 pm. The main construction area is fairly far from the existing houses. The graded areas will be wet regularly and seeded. Question: (Resident) What type of lighting is proposed? Response: (Applicant) Lighting is proposed for the front of the school/parking lot only. The bus loop and rear of the school will not be light. There will not be any light spillover onto neighboring properties. Comment: (Resident) Out of concern for safety, I would prefer to see the bus loop relocated to the front of the school. Question: (Resident) What type of curriculum is proposed? Response: (Applicant) That is a decision for the school board. Question: (Resident) Will there be early childhood education? Response: (Applicant) Yes, a pre -kindergarten program for 3 to 4 year olds. Question: (Resident) Will this school actually be built? Is there funding? Response: (Applicant) Yes, the school has been bonded and will be built. The mill -levy will affect the personnel and ability to fill the 0 Response: (Applicant) The drainage area is on the school property and will be maintained by the District. 15. Comment: (Resident) As a property owner on the south side of the school, I would prefer to see a landscape buffer from the parking lot, with dense evergreen trees to minimize the impact and views of the parking lot. 16. Comment: (Resident) The HOA needs to be involved in conversations about maintenance, pedestrian connections and landscape buffering. 17. Question: (Resident) Will the school office and secretary face the front door to see who is entering the school? Response: (Applicant) Yes, and the windows to the office will also overlook the entrance. 18. Question: (Resident) Will the students getting off of the busses need to walk around the school to enter? Do they have to go to the playground or inside the school? Response: (Applicant) No, the bus entrance will be on the north side. They may enter and/or go out to the playground if they arrive early. 19. Question: (Resident) How many students will be assigned to each classroom? Response: (Applicant) Approximately 24-26 is ideal, but depending on the number of students, it may reach 29-30 students. There is an extra room for an additional class if one grade is larger than others. 20. Question: (Resident) I work from home; when will recess be held? Response: (Applicant) Recess is on a rotating schedule and will be held V. Response: (Applicant) There is space on the south side of the school for modular classrooms, if necessary. 9. Question: (Resident) Will people be allowed to park in the bus loop on the weekends for soccer games at the park? Response: (Applicant) Most likely, yes. Parking is also available on the street for soccer games on the weekends at the park. 10. Question: (Resident) Does Thompson School District have plans for a middle or high school in the area? Response: (Applicant) In July the District purchased a site between Fort Collins and Loveland for such a school. There are no plans at this point to construct the school though. 11. Comment: (Resident) I am concerned about the safety of the bus loop, especially if children can cross it. Response: (Applicant) There will only be 4 busses using the loop, and there will be an enhanced pedestrian crossing. Also, the small playground will be fenced so children do not run out into the bus area. 12. Question: (Resident) Will the drainage area remain as it is? I was told that it is a drainage buffer between my home and the school property. Response: (Applicant) The drainage area is on the school property and will be incorporated into the field/play area. 13. Question: (Resident) Will there be a fence along the south property line. Response: (Applicant) Most likely, yes. 14. Question: (Resident) Will the drainage "easement" still be maintained by the HOA? 3 Response: (Applicant) Yes, there will be an elevator to the second floor. Only grades 4 and 5 will have classrooms on the second floor. 3. Question: (Resident) Will there be a pedestrian connection from the existing trail to the school property? Response: (Applicant) The adjacent property with the existing trail is owned and maintained by the Ridgewood HOA. Any new pedestrian connections are the responsibility of the HOA. 4. Question: (Resident) How will traffic congestion be addressed? Response: (Applicant) The bus loop is separate from parent pick-up/drop- off. No new traffic signals are proposed at this time. 5. Comment: (Resident) The neighborhood conducted an independent traffic study several months ago and it concluded that traffic will be significantly less with the new elementary school because the children will be able to walk to school and fewer parents will need to take their children out of the neighborhood to school in the morning. 6. Question: (Resident) Will students from the east side of Highway 287 be attending this school? Response: (Applicant) No, only children from the Ridgewood Hills and Registry Ridge (Trilby/Shields) neighborhoods. 7. Question: (Resident) How close is the bus loop to the last house on Agate Ct? Response: (Applicant) Approximately 20-30 feet. Only 4 busses will utilize the bus loop. 8. The property falls within the LMN - Low Density Mixed -Use Neighborhood District, in which public and private schools for elementary, intermediate and high school education are permitted uses. This request for review from the Thompson School District has been submitted as a Site Plan Advisory Review, which allows the Planning and Zoning Board to review and comment on the proposal, based on the pro ject's location, character and extent. If the Planning and Zoning Board members are not satisfied with the applicant's response to their comments, they may request a hearing before the Thompson School Board.
