Dear Resident or Property Owner:
On Wednesday, October 25, 2006 from 6:30 to 8:30 p.m., at the Good Samaritan Village
Chapel, 508 West Trilby Road, Fort Collins, Colorado, the Current Planning Department of the
City of Fort Collins will conduct a neighborhood information meeting to discuss a development
proposal in your neighborhood. The project is referred to as the Ridgewood Hills Elementary
School.
As proposed, the project is a request from the Thompson School District to construct a new
elementary school on Tract U of the Third Filing of the Ridgewood Hills PUD Subdivision. The
property, approximately 7.25 acres in size, is located on the west side of Avondale Road, north of
Jansen Drive, east of Sedgwick Drive and south of the existing Homestead neighborhood park.
The property is in the LMN — Low Density Mixed -Use Neighborhood Zoning District, in which public
schools are permitted uses, subject to review and comment by the Planning and Zoning Board.
The purpose of this meeting on October 25th is to give all participants the opportunity to ask
questions of the applicant and express their concerns in an informal setting. This is an
information sharing meeting only and no official City decision will result from this meeting.
Representatives from the school district will be present to discuss the proposal. City
representatives will be present to respond to questions about the proposal, City policies and
regulations, and to record questions, comments, and concerns expressed at the meeting.
The list of affected property owners for this public information meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have
the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
