6. Regarding the buffer zone between the sidewalk and the street: the
consensus was that the city plants and maintains the trees and the HOA
maintains the grass. The assumption was that would not change when the
school is built.
7. Regarding the HOA area on the west side of the property: the HOA
planted bluegrass at the curb of the cul de sacs and blended out into
something else (dryland grass???) about 10' out. They do have a sprinkler
system, but the location of the sprinkler heads was not detailed at this
meeting. We indicated that the district would be using dryland seed and
no irrigation in the areas abutting this area and that the only area that
would receive 'something else' would be the play fields themselves.
8. The HOA did mention neighbors' concerns with noise (both from
deliveries and from play fields). Everyone present pretty much discarded
the play field noise concern as a 'buyer -be -aware' issue. Jay pointed out
the screening that will be put in around the delivery area and trash bins.
There was a question regarding trees along the south property line, but I
pointed out that would be a non-sprinklered area and it would be unlikely
that trees would do well. There was also a question about time of
deliveries and we stated that early morning (like before 7:30am) was very
unlikely because the school would not be open.
9. The only other item I can remember that was a HOA concern is that
the entire neighborhood has Monday trash pick-up and they would like the
school to be on the same schedule. We indicated that we would work with
them on that and when we get closer to building completion that concern
needs to be brought forward again.
10. Jay and Russ, do you remember the specifics regarding any
construction issues? I remember the question regarding having all the
contractors using the same access route, but nothing further.

with our curb cuts. We need to respond with specifics asap. Russ,
should we contact you with this information?
2. They did ask if the District would cooperate with the HOA in requests
to the City of Fort Collins for other devices, like flashing yellow school
zone lights, to help with speed control. Jay confirmed that we would.
They are concerned with the drivers from other neighborhoods brought
in by the school. We did emphasize that the Registry Ridge neighborhood
will be bussed and this should be minimized. There were additional
questions regarding congestion times and we were not able to be very
specific in our response other than afternoon would have more cars
parked and waiting than morning. The morning start time seemed to be
the biggest issue as it coincides with people leaving for work, whereas
afternoon dismissal is before people normally get off work.
3. Another concern was the eyebrow pull-out areas across from the
school. We acknowledged that they would be a problem, but made no
other comment. Did we align or not align our driveways with those? We
did also point out that there would be people who would use the cul de sacs
to drop off their children and the district had no plans to address that
issue.
4. They would like to see sidewalks extended from the cul de sacs to the
building so 'cow paths' can be avoided. They already have sidewalks from
the cul de sacs to the path that runs along the west edge of our property
and it is used extensively by residents. I'd recommend that we do what
CSU did years ago -- wait for the cow paths to appear and then position
the sidewalks so they approximate these natural trails so there aren't
both in another year's time.
5. Tim, I did point out the 2nd storey to them and got no real response.
Jay did let them know about the planned presentation before the BOE on
Sept 20th. I said I would make sure to confirm this as we got closer to
the time. We both invited them to attend.

Tim and Mike,
Last night, Jay and I meet with the Board for the Ridgewood HOA. We
talked primarily about sidewalks, landscaping, and traffic control. In
summary:
1. The HOA is re -installing speed bumps starting this week. There will be
one in front of the school site on Avondale and another one in front of the
park. They would like to know our preferred location, so as not to conflict
