Number: 9 Created: 10/24/2006
[10/24/06] Please show that the overflows from the inlets located to the west of this
development will be safely routed around the proposed building without causing any
damages.
An analysis section should be added to the; drainage report discussing how any
potential overflows will be handled:by the proposed:swale around the buildings.
Topic: Stormwater- Plat
Number: 10 Created: 10/24/2006
[10/24/06] Are the existing overflow easements being vacated? If not than dedicate
a new drainage easement for the new overflow path.
Topic: Stormwater- Utility Plans
Number: 11 Created: 10/24/2006
[10/24/06] Please call out all proposed storm sewer sizes and types on the utility

Please label all existing easements.
Topic: Stormwater- Water Quality
Number: 7 Created: 10/24/2006
[10/24/06] Please discuss how water quality is handled on this site. Discuss in the

[10/27/06) The drop off and pick up area seems a bit short albeit typical for most
schools. I would like to see a "safe route to school plan" in place prior to
construction. It would also be helpful to sit down with the school district and come
to consensus on how the circulation is going to work and what type of signing and
striping will be required and who is going to pay.

Topic: Stormwater- Drainage Flows
Number: 8 Created: 10/24/2006
[10/24/06] Please discuss in the report what the assumed flows from this site were
in the Ridgewood Hills 3rd Filing drainage study and compare to flows that were
calculated based on proposed impervious areas in this drainage report.
Topic: Stormwater- Grading Plans
Number: 12 Created: 10/24/2006
[10/24/06] The area to the west of the school site will need to be regraded in order
to eliminate the low point in the existing overflow swale, please show how that area
will be regraded. If that area is owned by the Ridgewood Hills HOA approval from
that HOA will be required.
The existing storm manhole is located within the new driveway entrance to the north,
please clarify on the plans how the existing manhole will be modified to match the
revised grading.

Number: 53 Created: 11/3/2006
[11/3/06] From David Averill:
1. Proposed bike parking location doesn't make a whole lot of sense and it's not
clear how it is accessed.
2. Can we fill the "sidewalk gap" from the north edge of the basketball court to the
existing trail (just offsite)?
3. Dimension new walks.
4. What is western boundary of thisrschool enrollment area?
5. Is all control in parking lot achieved by striping?

[10/30/06] Please email me at sjoy@fcgov.com and I will email you the checklist
(Appendix E4). It will help you get all the required information on your plan sets.
There is a lot of information missing on the plans - more detailed comments to follow
once detailed plans are received. Please see redlines for general comments until
the next round of review.

[10/30/06] Is it even possible to construct the driveway/culdesac as shown without
entering the neighboring property? Will need temp construction easement and a 5
or 10' maintenance easement for any work needing to be done in the future. I
suggest moving the driveway 10' to the south so that you can bring the sidewalk
onto your property and avoid any offsite easements for construction.

Topic: Landscaping
Number: 20 Created: 10/30/2006
[10/30/06] Parking lot perimeter and interior landscaping is typically required for all
projects. Please refer to Land Use Code Section 3.2.1(E) for landscape standards,
and please make your best effort to satisfy these requirements. As proposed, the
parking lot and its perimeter are deficient in landscaping. Also, please explore
alternatives to the crusher fines around the foundation of the building (such as
xeriscaping) to add visual interest and variety.

[11/2/06] Terry Farrill (Fort Collins Loveland Water District/South Fort Collins

1. Trees that are placed on the easement lines may be lost due to the removal of
50% of the canopy during maintenance operations. The District will not be
responsible for lost trees.
2. The District requires water lines to be buried a minimum of 5 feet and a maximum
of 6 feet. All notes on the drawings are to be corrected to indicate the correct bury
depth.

[10/30/06] Are bicycle racks proposed on the "front" side (east) of the school in
addition to the west side? If they are only proposed on the west side, there does not
seem to be a convenient route for students coming from the east to access the
racks.
Number: 26 Created: 10/30/2006
[10/30/06] The number of bicycle parking spaces proposed (16) does not seem
adequate for a school of this size, especially since the majority of students attending
the school live within this neighborhood.
