[10/24/06] The area to the west of the school site will need to 'be regraded in order to eliminate the low point in the existing overflow swale, please show how that area will be regraded. If that area is owned by the Ridgewood Hills HOA approval from that HOA will be required. The existing storm manhole is located within the new driveway entrance to the north, please clarify on the plans how the existing manhole will be modified to match the revised grading. Please add a note to the grading plan indicating that existing grading on the homes to the south of the school will not be disturbed during construction operations. Topic: Stormwater- Utility Plans 1 Number: 11 1 . . - Created: 10/24/2006 , [11/29/06] Please specify how the inlet in the north drive will be tied into the existing storm pipe. The pipe should be core drilled and grouted. N Note says that connection will be made with an ADS saddle Tee, how can this be made on a concrete pipe? [10/24/06] Please call out all proposed storm sewer sizes and types on the utility plans. Please provide a detail for the proposed veined grate proposed for the type 13 inlet as well as a detail for the sidewalk chase with metal grate. Grading plans and utility plans do not agree. ;Grading plans do not reflect the proposed inlets and pipes that are tied to the existing lines. Please modify grading plans to match utility plans. Please label all existing easements. Page 5 [10/26/06] Please take a look at the proposed transformer location. The proposed location looks fine except I see a conflict with the grease interceptor. The line from the building to the interceptor looks to be in the same location as the transformer pad. This would not be acceptable. Please take a look at this. Number: 31 Created: 10/30/2006 [11/28/06] [10/30/06] Show and dimension all easements (existing and proposed). Topic: Utility Plans Number: 37 Created: 10/30/2006 [11/28/06] Please label all slopes. [10/30/06] Grading Sheet - label all slopes and tie in all proposed contours to existing. Grading needs to be flat to nearly flat for a minimum of 2' behind a public sidewalk. Most spots are eligible. Lots of overlapped labeling. Make sure the roof drains don't discharge across your sidewalk. Number: 38 Created: 10/30/2006 [11/28/06] If PFA is requiring emergency access easements, they will need to be shown on all plan sets/sheets. [10/30/06] Horizontal Control Plan - please dimension all sidewalks, parking dimensions, parkways, easements, etc. Label the bus loop radius. Number: 60 Created: 11 /28/2006 [11/28/06] C2 - The General Notes are "off' in numbering or missing something (they were correct the first time). Please see Appendix El. Also, the variance listed needs to be more speck - list the section, standard and what was granted as the variance. Number: 61 Created: 11 /28/2006 [11/28/06] Remove all bid alternative labeling. Only show what is to be constructed. Number: 62 Created: 11 /28/2006 [11/28/06] Grading sheet - this sheet won't scan and in some cases, can't be read or reviewed (spots are overlapped too thickly). Label all slopes. Show grading.for the offsite sidewalk shown to the north. Department: Light & Power Issue Contact: Rob Irish Topic: General Number: 13 Created: 10/26/2006 [11/28/06] The location of the grease interceptor is fine. The conflict is the sewer line between the building and the grease interceptor running under a portion of the transformer. Please re -look at this area. Page 3 Number: 19 Created: 10/30/2006 [11/28/06) Repeat. [10/30/06) There is a sidewalk proposed off site to the north. Will need an easement from the neighboring property owner for access and temp construction easement. Number: 21 Created: 10/30/2006 [11/28/06] Repeat. [10/30/06] Is it even possible to construct the driveway/culdesac as shown without entering the neighboring property? Will need temp construction easement and a 5 or 10' maintenance easement for any work needing to be done in the future. I suggest moving the driveway 10' to the south so that you can bring the sidewalk onto your property and avoid any offsite easements for construction. Number: 22 Created: 10/30/2006 [11/28/06] Repeat. [10/30/06] Please see Appendix E6 for all scanning requirements. The plan sets are out of conformance. Do not overlap labeling. Do not shade (will not scan), use hatching instead, greyscale too light, etc. Number: 23 Created: 10/30/2006 [11/28/06] Repeat. [10/30/06] Please use greyscale for existing improvements and a darker lineweight for proposed improvements. The greyscale used is too light and will not scan very well (hardly legible in some areas). Number: 25 Created: 10/30/2006 [11/28/06] Repeat. [10/30/06] All driveways must be designed in accordance with 707 (please add to the utility plan detail sheet and remove the street intersection crosspan detail). Number: 59 Created: 11 /28/2006 [11/28/06] Please change the title on all plan sets to read "Elementary School at Ridgewood Hills" and put the tract U, etc, in the legal description. Number: 63 Created: 11 /28/2006 [11/28/06] All plan sets - See redlines for other comments as well as comments under other sections. Topic: Landscape Plan Number: 33 Created: 10/30/2006 [11/28/061 Lineweight is too faint. Show proposed in dark lineweight, existing in the minimum grey scale required by Appendix E6. Page 2 000 a STAFF PROJECT REVIEW Citvof Fort Collins Benneett Wagner & Grody Architects Date: 12/1/2006 Anne Weber -Williams 1301 Wazee Street Denver, CO 80204 Staff has reviewed your submittal for ELEMENTARY SCHOOL AT RIDGEWOOD HILLS - SITE PLAN ADVISORY REVIEW, and we offer the following comments: ISSUES: Department: Current Planning Issue Contact: Shelby Sommer Topic: Landscaping Number: 20 Created: 10/30/2006 [11/28/06] Thank you for providing the landscaping island, but additional ones are desired in order to adequately shade and define the parking lot. Also, the parking lot perimeter landscaping is still deficient and the foundation treatment is lacking interest. [10/30/06] Parking lot perimeter and interior landscaping is typically required for all projects. Please refer to Land Use Code Section 3.2.1(E) for landscape standards, and please make your best effort to satisfy these requirements. As proposed, the parking lot and its perimeter - are deficient in landscaping. Also, please explore alternatives to the crusher fines around the foundation of the building (such as xeriscaping) to add visual interest and variety. Topic: Site Plan Number: 54 Created: 11/28/2006 [11/28/06] Please label all fences and sidewalks as such. All of the proposed fences and gates are not drawn on the plans (on the north and west sides of the property especially). Also, vinyl clad is much nicer than traditional chain link fencing, so please consider using this for your development. Number: 55 Created: 11 /28/2006 [11/28/06] Thank you for providing additional bicycle parking, however the bicycle parking total on the site plan does not match the total on the landscaping plan. Please revise to show how many spaces will be provided at each location. Department: Engineering Issue Contact: Susan Joy Topic: General Number: 17 Created: 10/30/2006 [11/28/06] Repeat. All easements need to be shown as existing or proposed before going to hearing. [10/30/06] Will need to dedicate new drainage easements as well as any emergency access easement required by PFA. There are existing easements dedicated through the site. Please show all existing easements, labeled and dimensioned on all plan sets and label as "existing" or "proposed". Will you be vacating any of these easements? Number: 18 Created: 10/30/2006 [11/28/06] Repeat. [10/30/06] Please complete and submit a TDRF application with the next submittal for all easements you wish to vacate or dedicate. Please provide a legal description and exhibit for all easements that you wish to vacate or dedicate. Page 1
