LIGHT AND POWER — A utility easement from Juniper to the lot with the existing residence has already been recorded and is shown on the plat. There shall be a minimum of two off-street parking spaces for the proposed residence. CURRENT PLANNING — Landscaping and parking requirements will be met. The submittal of the plans for building permit will include more detail as to how these standards will be satisfied. ENGINEERING — Additional right of way may be required for La Porte Street; currently the right of way if 30-foot half width. If eight feet additional is required, that would reduce the front setback for the existing residence less than twenty The existing sidewalk on La Porte is an attached 2-foot-wide sidewalk for the subject property and a majority of the adjoining properties. There currently is not sidewalk adjacent to the property for Juniper Court. A 4-foot wide sidewalk exists on the adjacent property to the west, and no sidewalk on the property to the east. Utilities have already been relocated to serve the existing residence. Utilities necessary for the proposed residence will be service lines only, and will be addressed at building permit application. TRANSPORTATION PLANNING — The required sidewalk along Juniper Court has been shown on the grading plan. The sidewalk along La Porte will need to be discussed after review of the project. POUDRE FIRE AUTHORITY —Fare by ant location will be addressed as the review process proceeds. STORMWATER — After a phone conversation with Glen Schlueter, a preliminary grading plan was produced and included in the submittal packet to show that it is possible to drain the proposed lot to the street. The proposed increase in imperviousness will be less than 5000 square feet and a drainage study was not prepared, not on -site detention is required. The proposed new residence will drain to Juniper Court, and not onto the adjacent lots. Concrete pans may be required to accomplish this, to be installed and designed at the time of building permit application and construction.
