MENNING SUBDIVISION
STATEMENT OF PLANNING OBJECTIVES
The proposed subdivision is to divide an existing residential lot into two residential lots.
One lot with an existing residence will continue access from LaPorte Avenue, and the
proposed new lot will access from Juniper Court.
The property is in Zone District NCL, and lot size minimums are met, with the smallest
lot containing 7638 square feet. A utility easement has been recorded recently to allow
the existing residence to continue service with public sewer and water. The sanitary
sewer line has already been relocated to allow room for building of the second residence.
The new lot being created will surface drain to the north onto Juniper Court, with
drainage being directed towards the east side of the proposed residence and north to the
street. No grading will be changed on the existing residential parcel.
There is no proposed open space, and there are no wetlands, natural habitats and features,
landscaping, circulation, transition areas, and associated buffering on the site or in the
general vicinity.
