perspective. Those kids are pretty good climbers, maybe want to up that to 51

This item has been placed on the January 18, 2007 Planning & Zoning Board public hearing
agenda. The comments in this letter can be addressed with the required "formal" Final
Compliance Plan submittal after public hearing. Be sure and return all red -lined plans when
you submit final plans.

[12/11/06] There are existing streetlights at the N.E. and S.E. corners of lot #1. The planned
street trees must be relocated to provide a minimum of 40 ft. clearance (15 ft. if the tree is an
ornamental) to the streetlights.

[12/11/06] It appears there is inadequate space for the electric transformer where it is shown.
The most likely transformer pad that will be used is 79" wide and 56" deep. The pad needs
to be a minimum of 2 ft. behind a sidewalk, have 3 ft. of clearance on the two sides and back,
and 8 ft. of clearance in front.

easement. It is suggested that all of lots #1 and #2, excluding the building envelopes, be
platted as a utility easement.

[11/28/06] If the Building Envelopes as shown on the subdivision plat would need to be
changed in the future then a formal replat of the property, going to a public hearing, would be
required. The plat cannot be changed administratively through the Minor Amendment
process.

a. A 40' separation between street lights and trees is needed at the northeast and southeast
comers of the site.
b. The existing vault location at the southeast corner of the site is problematic because of
the proposed handicapped ramp.
C. A 5' - 6' wide utility easement is needed to the transformer location.

[11/21/06] Grading plan - label all slope ratios. Grades behind a public walk need to be flat
to nearly flat for a minimum of two feet. Label TOW and BOW. Depending on height of
retaining wall, details may be required. A sidewalk chase is proposed in the ramp off Conifer

off -site then an off -site easement is needed.
[11/28/06] There are 6 Juniper trees along the north property line that appear to be off of the
property. If so, then a landscape easement will be required and must be obtained from the
property owner to the north.
