Will there be any flows coming off of Harmony from the area to the West of this site. Show how site will tie into existing mobile home park to the north. What will happen to flows coming off of the proposed round about and being directed to the north? Differentiate in line type between proposed ADS storm lines and retaining walls. Will there be a conflict between the proposed storm line to the west of building I and any of the dry utilities? Provide a minimum 10 feet of separation between that line and the building. Will the site need any irrigation taps? Encase storm line 10 feet either side of water main at the crossings. Please identify the existing 16" water main along Harmony Road. Show the proposed water meter pit locations on landscape plan. Tie in to the sanitary sewer and water is dependent on the Front Range Village proposal being built ahead of this project. Off -site work for the water line tie in on the Harmony School Shops site will need to be coordinated with that property owner. Sanitary Line should be called out as public. Remove extraneous bedding detail from sanitary system detail sheet. See plans for other comments. This is subject to a private agreement that we has yet to be completed. If that agreement is not completed, a letter of intent should be provided prior to hearing. The report assumptions for historic 2 year flows from this site are above the typical that is assumed for open land. The assumed C of 0.3 is too high, the accepted value by the City of Fort Collins accordance with our criteria is 0.2. . Flows from the Harmony Road right of way should be accounted for in the design of the drainage system. Page 4 [9/19/06] There appears to be a small section of sidewalk that falls outside of the platted boundary at the northeast quadrant of the roundabout that should be in right-of-way or access easement. The 80' setback west of Snow Mesa Drive I'm not clear on due to the lack of interim/ultimate striping information. Xcel's overhead electric, line will be removed once phase two of the Southwest Enclave Annexation is completed. We'll need to coordinate transformer locations, hopefully sharing transformers between buildings. We'll be interested in seeing the phasing of construction as it is likely that some transformers will be having a mutual source. Page 3 the Harmony and Snow Mesa intersection doesn't appear to accommodate the future third through lane. Given that intention as specified in the Harmony Corridor plan, please eliminate the angular sidewalk designs and provide a smoother pathway. Number: 11 Created: 9/19/2006 [9/19/06] The retaining walls along the Harmony Road sidewalk are problematic if they are above the sidewalk grade (only the easternmost wall specifies top of wall/bottom of wall elevations) unless they are moved back 2' from the edge of walk in accordance with our sidewalk separation requirements. Are the retaining walls throughout the development all under 4'? Number: 12 Created: 9/19/2006 [9/19/06] The median on Snow Mesa heading out to Harmony Road needs to be extended past the crosswalk to provide pedestrian refuge as the crossing length of Snow Mesa exceeds crossing length distance requirements without a pedestrian refuge island. This project should ideally find a way to incorporate the sidewalk into its site design. Likewise a sidewalk is specified on one side of the drive aisle from Front Range Village to the property line. Again, how will the sidewalk system be continued onto this property?
