We can schedule this meeting as soon as you provide me with a list of all property owners within 800 feet of this property. I will mail out notification letters inviting affected property owners to attend the neighborhood meeting 2 weeks before the meeting date. 2. This development proposal is subject to all applicable standards of the Fort Collins Land Use Code (LUC), specifically Article 3 General Development Standards, Division 3.8.4 Child Care Center Regulations and Division 4.3 Low Density Residential District. 3. MEETING DATE: February 5, 2007 APPLICANT: Louanne Johnson Shawn Leland 1742 Centennial Rd. shawn.leland(�comcast.net Fort Collins, CO 80525 LAND USE DATA: Request to convert the existing single-family residence at 2013 Valley Forge Ave. to a child care center to be used by Treehouse Montessori School. The property is within the City of Fort Collins and is zoned RL — Low Density Residential District. COMMENTS: The following departmental agencies have offered comments for this proposal based on a sketch plan and photos which were presented to the review team: ZONING Contact Info: Jenny Nuckols, 416-2313, jnuckols@fcgov.com 1. Child care centers are permitted uses in the RL District, subject to Planning and Zoning Board (Type 2) review and approval. 2. No child care center shall be permitted in this zone district on property which is located within 1,500 feet of any existing child care facility. There is an approved child care facility within 1,500 feet of the subject property; therefore a modification to this standard (Section 3.8.4 of the Land Use Code) must be pursued in order for this use to be permitted. 3. The minimum requirement for parking for child care centers is 2 parking spaces per 3 employees or 1 parking space per 1,000 feet of floor area, whichever results in the greatest number of parking spaces. 4. Please show all existing landscaping on the site plan. Additional landscaping or street trees may be required if the property is not up to current landscaping standards. Landscaping standards are found within Section 3.2.1 of the Fort Collins Land Use Code. 5. A minimum of 2,500 square feet of outdoor play area shall be provided for 15 children or fewer, with 75 additional square feet required for each additional child, except that the size of the total play area need only accommodate at least 50 percent of the capacity of the center.
